August House Price Index | North West outperforming the UK 🏡

House prices have just recorded their biggest August asking-price fall in eight years… but here in the North West, that headline really doesn’t tell the full story.

The latest Rightmove House Price Index shows:

📉 UK asking prices down 2.0% this month
💷 Average UK asking price: £364,999
📉 Nationally, asking prices are 1.0% lower than a year ago
📈 North West asking prices are 1.9% higher year-on-year

In fact, the North West is currently the strongest-performing region in Great Britain for annual asking-price growth.

And there are some encouraging signs on the buyer side too.

Rightmove has seen buyer demand rise by 5% since 20 July, compared with a 2% fall over the same period last summer. Buying activity is still below last year overall, but it does suggest some momentum may be returning as we head towards autumn.

That said, buyers have plenty of choice, with the number of homes for sale at a 12-year high for this time of year.

So if you’re thinking of selling, three things matter more than ever:
