🤔 If you’d told me twenty years ago that one day I’d be living on a narrowboat, discussing solar panels in a marina, whilst handling offers, second viewings and double-digit appointments on a property launch, I’d have laughed you out of the room.

Yet here we are.
48 hours ago, I was flat on my back with a bug that’s absolutely wiped me out.

Today, I’m heading to Mercia Marina.
The Owl and the Butterfly is about to gain four new solar panels.

Meanwhile, back in the property world, Saturday’s launch is already building serious momentum.
Double-digit viewings booked.
Second viewings taking place.
Offers already on the table.

And tomorrow, we’re moving another step forward on plans for a prime development opportunity that could create six to eight new homes.

It’s funny really.

When people ask what life looks like these days, the honest answer is…

I haven’t got a clue what a normal day looks like anymore. 🚤☀️

🌉 Most homeowners aren’t losing money because of the market.

They’re losing money because they’re following advice from 2015 in 2026.

That’s the uncomfortable conversation nobody wants to have.

Every week I hear the same things:

❌ “The market’s slow.”
❌ “Nobody’s moving.”
❌ “Social media doesn’t sell houses.”
❌ “Let’s just stick it on Rightmove and see what happens.”

Yet our first two Charnwood Borough launches both sold subject to contract at 5% above asking price.

Both had offers on the table before the open house.

Coincidence?

I don’t think so.

The biggest shift I’ve seen in over 20 years isn’t interest rates, politics or the economy.

It’s this:

There are still agents listing properties.

And there are agents launching properties.

They’re not the same thing.

A listing hopes buyers will find it.

A launch makes sure they do.

📱 Social media campaigns.
🎯 Targeted buyer exposure.

🤝 Strong negotiation.
📞 Proactive progression once a sale is agreed.

Because getting an offer is only part of the job.

Keeping it together through to exchange is where the real work starts.

Funny thing is… some people still think the property market is “dead.”
Yet over the past few weeks, life’s felt anything but.

Half-term sunsets on the canal.
Time with Amy and the dudes.
Watching Stan thrive with the Leicester Riders and getting invited back again for further sessions. Proper proud moment for us all. 🏀

At the same time, Jack and I have quietly been building behind the scenes.
Two launches.
Two sales.
Both achieving over 5% above asking price.
One of those homes had previously sat on the market for nearly two years with two agents, one being Fine & Country.

We changed the strategy completely:
Early bird viewings.
Open house launch.
Targeted social media.
Creating momentum before the market even saw it properly.
Offers landed before the open house even began.

That’s why I keep saying:
it’s not always “the market.”
Sometimes it’s the presentation.
Sometimes it’s the strategy.
Sometimes it’s simply making people feel something again.

Another exciting launch is already building momentum before full release, plus several more homes and a brilliant development opportunity coming soon towards the end of June.
