Remortgaging? You might be surprised to discover there’s a conveyancer involved too. 🏡

When you’re looking at a new mortgage deal, most of the attention naturally goes on the rate, the lender and what you’ll be paying each month. But move to a new lender and there’s legal work happening behind the scenes too. Your existing mortgage needs to be dealt with. Your new lender has requirements that need to be met. And the new mortgage needs to be correctly registered against your property.

So, do you always need a conveyancer when you remortgage? Not necessarily.

“We can get an indemnity policy.” Great… but what does that actually mean? 🏡

It’s a phrase you might hear during the conveyancing process, particularly if a missing document, consent or legal right comes to light.

An indemnity policy can help protect against a specific legal risk and, in some circumstances, help your move keep progressing.

But does it actually fix the problem? Not necessarily.

In this video, Anne-Marie explains what an indemnity policy does, what it doesn’t do, and why your conveyancer needs to look at the individual circumstances rather than simply say, “we’ll get a policy.”

Being brilliant at conveyancing means understanding more than conveyancing. 🏡

Because when you’re moving home, the legal work is only one part of what’s happening.
There’s an estate agent, perhaps a mortgage broker or surveyor. There are deadlines, decisions and sometimes a lot of emotion. There’s new technology, changing legislation and, most importantly, there’s you at the centre of it all.

“Sold subject to contract.” It sounds rather official, doesn’t it?
But what does it actually mean?

Simply put, an offer has been accepted and the sale has been agreed. Your move is progressing, with the mortgage, searches and legal work now taking place before you reach exchange of contracts.

Not every property transaction starts with a house move.

Sometimes life changes, and the way a property is owned needs to change too.
You may not even know that what you need is called a Transfer of Equity. Or you may be supporting someone whose circumstances have changed and who needs some guidance on what happens next.

Selling a property following a bereavement can come at an already difficult time, and it’s completely understandable to have questions about what can happen and when.

One we’re often asked is whether a property can be sold before probate has been granted.
In many cases, the property can be marketed and an offer accepted while you’re waiting for the Grant of Probate, but completion is different. There are some important legal steps that need to happen first.

In this video, Anne-Marie explains the process simply, including what you can do while you’re waiting and why realistic timescales and good communication are particularly important with a probate sale.
