One of the most asked questions we get asked is 'how long is it going to take to move' and the honest answer is 'as long as the process takes'.
This latest research shows the frankly crazy amount of time it takes for someone to move home. It shouldn't be that way. Until this is overhauled and dragged into a more modern place then we have to work with what we have.
As a result and what the article doesnt show is then the amount of effort, energy, patience, negotiation, listening reassurance, perseverance, experience and skill and in turn time it takes to keep a transaction together and get the best outcome.
This comes from the estate agent involved - if they have these traits to allow them to do so, or can be bothered to do so. Many estate agents dont consider this important - their job is to find a buyer, after that its down to the solicitor to sort everything out.
An estate agents role in this is often forgotten and isn't considered by most home owners until a buyer is found and the process is underway - we know in so many cases an agent will say to clients 'speak to your solicitor' and leave you to find the way through the maze with little or no support. They won't proactively call and liaise with all the parties as the process unfolds.
We believe that any buyer or seller should be supported throughout the moving process, that's why we have several staff who spend most of their time working with solicitors, mortgage advisors, surveyors, other estate agents and anyone else that may be involved with the transaction to ensure that our transactions happen as quickly and efficiently as the process will allow.
We also don't just have one person who works part time - and every client who sells with us will have a dedicated person to help them through this long and complicated process. We enjoy doing this - its one of the things that we know makes a huge difference.
If you think this is a generic 'every estate agent say this' type post - then you would be correct, every estate says they will do this.
HOWEVER (and that's a big however :)) when you look at actual reviews for those estate agents and see what buyers and sellers actually say about them - there is little or no evidence that this does happen in reality - its just a sales pitch - if its even mentioned.
There are some estate agents that do have a large amount of reviews that show the support, skill and tenacity that buyers and sellers need to get into their homes quickly as this will allow.
We will let you do the research but you can probably guess where we are on this. We also have hundreds of cards from over the years from people we have helped through this process.
Any estate agent can post your home online, does every estate agent do all the hard work behind the scenes to get you moved and have the staff with the experience to do this? Again, do your research but we think we compare favourably to others. In this archaic system we work with we know how important that is.
We would add that having a brilliant solicitor on board can also make the world of difference to this process - and we thank all of the people will work with daily who assist us in helping our clients move. You know who you are..........and you are all massively influential in helping.
PS - this is not a dig at every estate agent, there are some brilliant, proactive agents out there and kudos to you too! There are many however..............
