Seeing the Parts of the Roof You Can’t from the Ground

Many of the most important areas of a roof simply can’t be seen from ground level — including flat roofs, junctions between roof sections, parapets and valleys.

These are often the areas where defects first develop, but they are easy to overlook during viewings or casual inspections.

As part of my surveys, I use a telescopic pole camera to inspect hard-to-reach and concealed roof areas safely and in detail, without relying on guesswork or assumptions.

Unlike drones, this method is not affected by windy Cornish weather, creates no noise disturbance, and avoids the flight restrictions that can limit aerial inspections in some locations.

This approach helps buyers understand the true condition of a property before committing to purchase.

Because the details you can’t easily see often matter the most.

“Ever heard of pitch fibre drains?”
They were installed across Cornwall from the 1950s–70s and are now one of the biggest hidden problems in older homes.

Made from tar and wood fibre, they collapse and blister internally, often without warning. These photos show exactly what that looks like up close.

If your house was built before 1980, it’s worth checking before a small blockage becomes a costly replacement.

Not every day you see a 'Feeder' tank' in a bedroom - if you like the sound of running water at night, it's ideal! personally I would up every hour heading to the loo!
