🚿 When we’re conducting surveys and inspecting bathrooms, one of the most common causes of water escaping is failed seals around baths, showers and sinks.

Once seals start to split or come away, water can get behind the fittings and cause damp, staining and damage over time. 💧🏠

A small defect can quickly become a bigger problem if it’s left untreated.

🏡 When we’re carrying out surveys, we don’t just check the house, we also inspect garden buildings like sheds and summer houses.

This one was in particularly poor condition. The doors had rotted and started to sag, the glazing was coming loose, and there were signs of woodworm and further timber decay at the bottom. The roof was also in very poor condition.

With this amount of deterioration, it’s likely to be beyond economical repair, so we’d advise budgeting for replacement. 🔍🪵

🏠 When we’re carrying out surveys, we always check how rainwater fittings connect into the drainage system.

On this property, the downpipe runs into the soil vent pipe. If there was ever a blockage in the drains, heavy rain could cause water to back up through the pipework and potentially flood the bathrooms. 💧🚽

It’s a small detail that could lead to a much bigger problem if it isn’t picked up. 👀

🔥 When we’re conducting surveys, we check how close boiler flues are positioned to opening windows.

Boiler flues need to be correctly located so combustion gases are safely discharged outside and don’t find their way back into the property. 🏠⚠️

This particular flue is around 400mm from the window, so it appears to have enough clearance, but it’s still something we’d take a close look at during the survey. 👀

🏠 When we’re conducting surveys, we always check chimneys for any signs of movement or leaning.

This chimney is leaning quite severely, so we’d be advising further assessment by a structural engineer to make sure it’s safe. From what we can see, it may need to be taken down and rebuilt. 🧱⚠️

It’s issues like this that show why a proper property survey is so important before buying. 👀

🏡 Rights of way are something we often come across during property surveys, especially with older homes.

In some properties, you may find a shared access route running across the rear gardens. These were often originally used to allow the binman or coalman to reach each property. 🚶‍♂️🗑️

It’s an important thing to be aware of when buying a home, as rights of way can affect how parts of the garden are used.

🏠 Some property issues are easier to spot than others! 👀

You might notice things like leaking gutters or cracks in walls without being a surveyor, and this property on the seafront in Clacton-on-Sea is a perfect example.

We think this one speaks for itself! 🌊🏡

🪟 When we’re carrying out surveys and checking timber windows, we always look at the condition of the varnish.

As you can see here, it’s starting to peel off and leave the timber exposed to the weather. 🌧️ If it’s left like this, the timber can eventually start to rot.

A good rub down and a couple of fresh coats of varnish will help protect it and keep the windows in better condition. 🏠🔍
