As of today 1st May 2026, the Renters' Rights Act is now in force.

🚫 No more “no-fault” evictions. Section 21 notices are now abolished. Landlords must give a valid reason to end a tenancy.
🗓️ Periodic tenancies are in force. Fixed-term contracts will be replaced. Tenancies will roll on month-to-month, giving renters more flexibility and security.
💰 Rent protections. Rent can only be increased once per year, and landlords cannot demand more than one month’s rent in advance.
🐶 Fairer rules for pets. Tenants will have stronger rights to request pets, with landlords needing a valid reason to refuse.
⚖️ New Ombudsman service. A dedicated Private Landlord Ombudsman will help resolve disputes quickly and fairly.

👉 If you’re a landlord, it’s vital to understand what’s coming and prepare now.
• New rules will shape how you let and manage properties
• Tenants will have stronger rights and protections
• You’ll need to make sure your practices comply with the law

📘 Act now. If you have not issued the relevant documentation to your tenants already, you have until the end of this month to do so.
