Not something you see every day ... 🚨

While carrying out a Level 3 Building Survey with drone inspection at a property in Kenilworth, our surveyor James stumbled across a fascinating piece of history hidden away in the garden – an original Anderson Shelter.

These small steel shelters were widely used during World War II to protect families during air raids and are becoming an increasingly rare sight.

It's always interesting to come across unexpected features like this during our surveys. From hidden structural issues to historic relics, you never quite know what you'll find when inspecting a property!

Survey Spotlight: Cheltenham 🏡

We recently carried out a Level 3 Building Survey and drone inspection on a 1900s double-storey, link-detached property in Cheltenham, extended over the years with a mix of rear and side additions.

Using drone technology, we were able to inspect the property from above, where defects to the chimney stack were identified that could lead to damp pe*******on and potential instability if left unaddressed.

Below ground, the cellar revealed significant signs of dampness, historic water ingress and poor ventilation, with conditions beginning to impact surrounding materials and timber elements. While dampness in older cellars is relatively common, poor ventilation and trapped moisture can accelerate deterioration and increase the risk of timber decay and further structural issues if not properly managed.

The report to the client included our recommendations for remedial work and further specialist investigations to help prevent ongoing deterioration and protect the long-term condition of the property.

Older homes can often conceal issues that are not immediately visible during a viewing, which is why comprehensive inspections - from roof level down to cellar spaces - can be invaluable before purchase.

With June marking the start of summer, warmer weather can begin to highlight property issues that are far less noticeable during colder, wetter months - making this an important time for building surveys.

Three key things we often see are:

🔍 Structural movement during dry spells - Periods of hot, dry weather can cause the ground to shrink, particularly in areas with clay soils. Combined with trees and large shrubs searching for moisture, this can sometimes contribute to structural movement and cracking around a property.

🔍 Overheating in modern homes - We often see overheating become more apparent during the summer months. While high levels of insulation improve energy efficiency in winter, poor ventilation and heat retention can lead to uncomfortable internal temperatures when the weather warms up.

🔍 Increased wasp activity - Summer is also when wasp activity increases, meaning nests hidden within loft spaces, roof voids and eaves are more likely to become noticeable during inspections. Left undisturbed, nests can sometimes affect insulation and create access issues for maintenance works.

Every season reveals different aspects of a property's condition.

A survey carried out during the summer can provide valuable insight into how a home responds to heat, dry weather and seasonal pest activity, helping buyers make informed decisions and plan for future maintenance with confidence.

Survey Spotlight – Rugby 🏡

After a previous purchase unfortunately fell through, these clients returned to us after securing another property - a modern three-storey mid-terraced townhouse built in 2009.

During the survey, we highlighted a number of important considerations, including the garage conversion, where part of the space had been adapted for habitable use while retaining some storage space. Conversions like these should have the correct Building Regulation approvals covering structural stability, insulation, ventilation, and fire safety to ensure the space is safe and compliant.

We also noted the property was constructed on alluvial silts, which generally provide good drainage but can be more vulnerable to movement if affected by defective drains or sloping ground conditions.

Although a Level 2 Survey would likely have been suitable given the property’s age, the buyers opted for a more detailed inspection due to the alterations carried out to the home - a sensible decision that provided greater reassurance before proceeding with their purchase.

A professional survey helps buyers understand not just the property itself, but the wider risks and future maintenance considerations that may come with it.

SPOTTED: Japanese Knotweed 🌿

While carrying out a survey in Leamington Spa, James identified Japanese knotweed growing close to the property, beyond the boundary.

Although the plant wasn't growing within the grounds themselves, its presence nearby is still something that buyers should be aware of and investigate further.

Japanese knotweed can:

🏡 Affect mortgage lending requirements
đź“‹ Lead to the need for professional treatment and monitoring
đź’· Influence a property's value and saleability
đź§± Affect hard surfaces, walls and drainage systems in some circumstances

Issues such as this are one of the reasons a thorough survey can be valuable when purchasing a property.

A weekend visit to Hever Castle 🏰

Historic buildings have always been of interest to us as surveyors, so Hever Castle was an easy choice for a family visit last weekend.

Parts of the castle date back over 700 years, and it is best known as the childhood home of Anne Boleyn. The architecture, moat and surrounding grounds make it a fascinating place to explore.

While it’s not a property we’ve surveyed, it’s always interesting to see how historic buildings continue to be preserved and enjoyed today.

Ricky visited with his children and came away with plenty of appreciation for the history - and probably a few ideas for future family days out.

Survey Spotlight: Tewkesbury 🏡

A recent instruction saw us undertake a Level 3 Building Survey and Reinstatement Cost Assessment on a stunning detached 17th-century thatched home full of history and character.

Constructed with historic timber frame walls, the property showcases traditional methods of construction rarely found in modern homes. As a Listed Building situated within a Conservation Area, careful consideration is essential when assessing condition, maintenance and future repair requirements.

The property’s traditional thatched roof adds to its charm, but also brings additional considerations. Thatched roofs typically carry a higher fire risk than conventional coverings and can attract increased insurance premiums, making a Reinstatement Cost Assessment (RCA) particularly important for ensuring appropriate insurance cover is in place.

Historic properties like this require a detailed and experienced approach, helping clients better understand both the unique character and responsibilities that come with owning a period home.

Survey Spotlight: Kenilworth 🏡

We recently carried out a Level 2 Survey on a 1960s three-storey semi-detached property in Kenilworth. The home had been extended with a single-storey rear addition and a loft conversion.

Following a detailed pre-survey call, the client opted to include a drone inspection. This allowed us to take a closer look at key risk areas, including the concrete sectional gutters, rear extension flat roof, and dormer flat roof - all elements where issues can often go unnoticed from ground level.

Flat roofs, in particular, are known to have a limited lifespan, and the property’s concrete sectional gutters are a common concern in homes of this era. Over time, these systems can be prone to movement and leakage, especially where joints begin to open or sections settle.

Our detailed report, combined with a post-survey consultation, ensured the client fully understood the condition of the property and could make informed decisions moving forward.

We focus on just one property per day, giving our surveyors the time to carry out thorough inspections, hold meaningful pre- and post-survey discussions, and deliver reports within two-three working days.

Last week, Ricky and James had a fantastic day supporting the Clay Shoot 2026 at the iconic Shooting Grounds.

It was a brilliant event raising money for the incredible work carried out by Get A-Head Charity, bringing together teams for a day of competition, networking and fundraising in a great setting.

We’re proud to say the team finished as runners-up on the day - missing out on top spot by just one shot! Special mention also goes to James, who not only won the welly-wanging competition but apparently broke the Holland & Holland record in the process!

A huge thank you to the organisers and everyone involved for putting on such a successful event and helping raise vital funds for an important cause.
