Survey Surprise of the Week: When the Kitchen Sockets Started Leaking…
Every so often a survey throws up something a bit unexpected.
During a recent inspection, we found black water leaking out of the kitchen sockets and onto the worktop. Not exactly what you want to see when you’re making a cup of tea.
After tracing the issue, the cause turned out to be a poorly fitted Velux window within a vaulted ceiling and a broken composite slate allowing rainwater to run beneath the tiles, down the roofing membrane, and straight into the cavity of a brick/stud wall of an outbuilding conversion. Over time, the water had dissolved the internal waterproofing and eventually escaped at the nearest outlet point — the electrical sockets.
A serious safety risk, and one that wasn’t immediately visible from ground level.
Thanks to the use of our drone, we were able to inspect the roof safely and identify the defect quickly. Without roof access, this could easily have been missed.
