Forget haunted houses… estate agency has enough horror stories of its own. 👻🏡

Overvaluing to win the instruction.
Agents disappearing once the contract is signed.
£500,000 homes photographed on a phone.
Viewings that amount to unlocking the door and pointing out the kitchen.
And being so busy collecting listings that the ones already on the books get forgotten about.

A little Halloween satire… but there’s probably a reason some of these feel familiar. 😂

For me, good estate agency really isn’t that complicated.

Price it properly.
Market it properly.
Look after the people who trusted you.
And get them moved.

No tricks. Just considerably more effort. 🎃

The highest offer isn’t always the best offer.

£5,000 more sounds like the obvious choice… until you look at what’s actually behind the offer.

Is the buyer chain-free?

Are they already sold subject to contract?

Has their mortgage position actually been checked?

How long is their chain?

Is their deposit confirmed?

And perhaps most importantly — how likely are they to actually get to completion?

If I had one buyer offering £300,000 who was financially qualified, already sold and ready to proceed, and another offering £305,000 who hadn’t even put their own property on the market yet, I wouldn’t simply tell my seller to take the extra £5,000.

I’d explain the strengths and risks of both offers and let them make an informed decision.

Because my job isn’t just to get you the biggest number on offer day.

It’s to negotiate the best deal and then do everything I can to actually get you moved.

Sometimes the strongest offer isn’t the highest one.

It’s the one that’s most likely to turn into keys. 🔑

Well… I did say I didn’t want the most listings. 😅

And I’ve pretty much reached the number of homes I’m comfortable personally looking after at one time.

That’s not me saying I’m closed for business — far from it.

I’m still carrying out valuations, meeting homeowners and planning future launches. But for the next few weeks I’ll be a little more selective about when new properties actually come to market with me.

The reason is pretty simple.

The people who have already trusted me to sell their homes deserve my time. I don’t want to reach a point where another instruction means less communication, less attention or less time for everybody else.

So if you’re thinking about selling, please still get in touch. We can value your home, put the strategy together and get everything prepared — we might just agree a slightly later launch date.

I’d much rather ask someone to wait a little than take on more than I can properly look after.

A nice problem to have — and one I’m incredibly grateful for. ❤️

I’ve noticed a bit of a trend in estate agency lately… 👀

More agents are getting in front of the camera, making videos and putting themselves out there.

And actually, I think that’s a good thing.

Anything that makes estate agency more transparent and helps homeowners get to know the person they’re considering trusting with their home is a positive.

But here’s what I think sellers need to remember.

Being good on social media doesn’t automatically make someone a good estate agent.

A polished video tells you very little about what happens once you’ve signed the contract.

Who’s conducting your viewings? Who’s following up your buyers? How many other properties is that agent personally responsible for? And what happens if your home doesn’t sell in the first few weeks?

Have a look at their existing properties. Their pricing. Their presentation. Their reductions. And most importantly, their actual results.

Because there’s a big difference between marketing yourself well and marketing somebody else’s home well.

Social media is a fantastic tool. I’ve been using it as part of my business for a long time, and I’ll continue to do so.

But it should never be a substitute for doing the actual job properly.

Don’t just choose the agent who looks good on camera. Choose the one who can explain exactly how they’re going to get you moved.

I genuinely don’t want the most listings.

That probably sounds like a strange thing for an estate agent to say.

But I didn’t become a Personal Estate Agent so I could recreate the same high-volume model I’d spent years working in.

I don’t want 70, 80 or 100 properties with my name attached to them if it means I don’t have enough time for the people behind them.

I’d rather work with fewer sellers and know every property properly. Know the buyers. Conduct the viewings. Follow people up. Have the difficult conversations. Negotiate the offers. Chase the chain. And actually be available when my clients need me.

I’m ambitious about growing my business — I just don’t believe growth should come at the expense of service.

So no, having the most boards around St Austell isn’t really the goal.

I’d much rather have clients who get to the end of their move and remember exactly why they chose me in the first place.

Quality over quantity. Every time.

I’ll admit it… I underestimated this one from the outside 👀

And I think quite a few buyers will do exactly the same.

Because once you’re through the front door, there’s a surprising amount of house here.

A 20ft+ living room.

A proper kitchen/diner where you can actually fit everyone around the table.

Three good bedrooms.

A private garden.

Driveway parking.

And around 1,126 sq ft altogether.
