Most sellers spend weeks deciding which estate agent to choose.

But very few ask the question that actually matters:

Who is most likely to get me the best result?

Every agent can put a property on Rightmove.

Every property has a story.

This one took a little longer than most.

Before coming to me, the owners had already spent a considerable amount of time on the market with another agent. Unfortunately, the property had been launched at a level that the market simply wasnโ€™t prepared to support at the time, which meant it sat for months without achieving the result they deserved.

By the time they instructed me, we werenโ€™t starting with a blank sheet of paper. The property had already been seen by many of the active buyers in the area, and rebuilding momentum isnโ€™t something that happens overnight.

One of the hardest conversations I have with sellers is when my valuation comes in lower than somebody elseโ€™s.

Because letโ€™s be honestโ€ฆ

If one agent tells you your home is worth ยฃ300,000 and another tells you itโ€™s worth ยฃ325,000, itโ€™s human nature to prefer the bigger number.

The problem is that estate agents donโ€™t buy houses.

Buyers do.

A valuation should never be based on what wins the instruction. It should be based on what creates the strongest result.

Iโ€™ve seen too many sellers lose months of momentum chasing a price that the market was never prepared to pay.

The irony?

Many of those homes eventually sell for less than they could have achieved if they had been launched correctly from day one.

Thatโ€™s why my focus has never been on winning instructions with the highest valuation. Itโ€™s on creating the right strategy to achieve the best possible outcome.

In fact, Iโ€™m currently ranked as the top-performing agent in PL25 for percentage of asking price achieved, which tells me that honest pricing and strong marketing still outperform unrealistic promises.

The best advice isnโ€™t always the advice you want to hear.

But itโ€™s usually the advice that gets you moved.

I'll be honest, selling a house that hasn't been built yet is a bit different to my usual day... ๐Ÿ˜‚

But I've just launched Plot 268 at Higher Trewhiddle and, having looked through the plans and specification, I can see why people buy off-plan.

Instead of spending your weekends decorating, replacing kitchens or wondering when the boiler is going to give up, you get the keys to a brand-new home and simply move in.

This particular one is the Dunmere design by Wain Homes and is expected to be ready in September.

If you've been thinking about moving later this year, now is probably the time to start looking rather than waiting until the property is finished and everyone else starts looking too.
