🚨 Fire Alarm Standards in Rented Homes: Important Update 🚨

For years, many landlords have relied on the The Smoke and Carbon Monoxide Alarm (England) Regulations, which require a smoke alarm on each storey of a rented home. These regulations do not specify a particular grade or category of system and can be met with suitable battery-operated alarms.

However, the new HHSRS Operating Guidance 2026 has clarified the expected baseline standard for most rented single-family dwellings:

✅ Grade D1
✅ Category LD2

This means mains-powered, interlinked alarms with tamper-proof battery backup, with detection in escape routes and high-risk rooms, including the kitchen and principal living room.

The key takeaway?

Meeting the Smoke Alarm Regulations does not automatically mean a property meets the HHSRS baseline standard for fire safety. The 2026 guidance now provides a much clearer benchmark for landlords and housing professionals.

🚨 Holiday Let Fire Safety: One Risk Many Owners Don't Know Exists

If you own a holiday let, Airbnb, or self-catering property, here's a fire safety term worth knowing:

The Inner Room Risk.

An inner room is a room where occupants have to pass through another room to reach the final exit.

For example:

🛏️ Bedroom → Lounge → Front Door

At first glance, this layout may seem perfectly normal. However, if a fire starts in the lounge, anyone sleeping in the bedroom could find their escape route blocked.

This is one of the most commonly overlooked risks we encounter when carrying out fire risk assessments in holiday accommodation.

Why is it particularly important in holiday lets?

🏡 Guests are unfamiliar with the building

🌙 Most fires presenting a life risk occur when people are asleep

🚪 Escape routes that seem obvious to the owner may not be obvious to visitors

⏱️ In an emergency, hesitation and confusion can cost valuable time

This is why fire risk assessments go far beyond checking whether smoke alarms are fitted.

A suitable assessment should consider:

✅ The property layout

✅ Means of escape

✅ Fire detection and warning systems

✅ Guest occupancy

✅ The way people are likely to behave during an evacuation

As holiday let owners, it's easy to look at a property through the eyes of someone who knows it well. Effective fire safety requires us to look at it through the eyes of someone staying there for the very first time.

⚠️ Important update for landlords in England

The revised Housing Health and Safety Rating System (HHSRS) came into force on 23 June 2026, introducing the most significant changes to the housing safety assessment system in over 20 years.

Alongside the revised HHSRS, local authorities now have stronger enforcement powers, including a new civil penalty of up to £7,000 in cases involving unremedied High (formerly Category 1) hazards.

The good news? The changes are intended to make the system clearer and more consistent, rather than impose new standards on responsible landlords. If you regularly inspect your properties, carry out repairs promptly and keep good maintenance records, you're already well placed.

Now is a great time to review your properties for common hazards, including:
🏠 Damp and mould
🔥 Fire safety
⚡ Electrical safety
❄️ Excess cold
🪜 Falls hazards

A proactive property check today could help prevent enforcement action tomorrow.
