π‘ The Renters' Rights Act, it's not as bad as you think.
If you've been reading the headlines lately, you'd be forgiven for feeling a little uneasy. But for landlords who already let responsibly, the new legislation is more of a formalisation than a revolution.
Here's what's actually changed as of 1st May 2026:

Section 21 (no-fault evictions) is gone β but you still have clear, valid grounds to regain your property when you genuinely need it

Fixed-term tenancies are replaced by rolling periodic tenancies
β
Rent increases are limited to once per year, at market rate
β
Tenants can now formally request to keep pets
β
Bidding wars are banned, advertised rent is the rent
Good landlords with good properties have always focused on finding the right tenants and maintaining strong relationships. That doesn't change.
