The landlord register is now confirmed. If you own rental property in England, this affects you.
Here’s everything you need to know.

The government announced this week that the new PRS Database (the mandatory national landlord register) will begin rolling out on 15th December 2026.

Region by region. Over 12 months.

The cost: £65 per property, per year.

South East: rolling out through spring 2027
All regions completed by: 14 November 2027

You get a three-month window from your region’s start date to comply.

Miss it and you lose the right to obtain a possession order, and the fines start, best case £7000, worst case £40,000!!!

That means if a tenant stops paying rent and you haven’t registered, you can’t legally remove them until you do.

What you need to register:

Your personal details: name, date of birth, address, phone, email
Property details for each individual rental
Gas safety certificate
Electrical condition report
EPC certificate
Tenancy information and rental details

If you’re looking for a winter home then this is perfect! 🤩 It’s a luxurious fully furnished one bedroom apartment on Eversfield Place. Available from now until April/May, on a company let or short holiday let basis.

The rent takes into account that the balcony will be inaccessible until it is replaced and so the rent will be reduced during this period. There will be scaffolding up until it is completed. However, this certainly does not affect the quality of light and the views from this beautiful flat!

Rent £995 until work is done and then it will be £1100. Bills are extra.

The Renters Rights Act is equally sophisticated and confusing! Is it better? We’re still on the fence, but it seems to have had positive and negative impacts for tenants, landlords, and homeowners. Only time will tell, through real experiences and court cases, whether it was worth the major upheaval of the lettings industry.
