Good morning, let's Start today on a positive! Is it really doom and gloom in the property market? Don't believe all you read in the news papers. In my mind it's complete nonsense!
There's confidence and demands for property and the property market is moving. Mortgage rates have steadied and fixed rates are now starting from 4.39%, and we saw three of the banks reduce their fixed rates by up to 0.6%, with another bank increasing their affordability for higher earners. So all positive news!

As I am sure you are all aware, The Bank of England base rate has today increased by 0.75% to 3%, which of course may create an air of nervousness with clients. But it’s not all bad news!!!:

The Bank of England base rate has virtually no effect on what lenders offer on fixed rate mortgages. These are dictated to my Swap Rates (very complicated, so let’s just call them money markets!). Before the Liz Truss mini budget, the Swap rate was 4.5% and post Liz Truss this peaked at 6%. This was the point lenders substantially hiked their fixed rate deals. My good news is the Swap rate now stands at 4.38%, which is slightly lower than pre Truss and this means that fixed rate mortgages should come down from their current high levels and one would hope by a noticeable amount.

We are already seeing some slight reductions and more should filter through over the coming weeks.

From a mortgage point of view, today’s BOE announce is pretty irrelevant unless you have a variable/base rate tracker mortgage.
