Salisbury Lettings Ltd are licensed members of Client Money Protection (CMP) and The Property Ombudsman (TPO) and hold deposits under the Deposit Protection Service (DPS), ensuring complete peace of mind and protection for both landlords and tenants. Fees Charged:
Holding deposit - Capped maximum of 1 weeks rent (Not currently charged)
Tenancy deposit - Capped maximum of 5 weeks rent for property’s under £50,000 per annuum
Rent
Contract variation – Where the tenant asked for a change to the contract, fee is capped at £50
Default fees
Lost keys ( can only be reasonable cost for replacing the keys with written evidence to support)
Rent overdue - where the rent is 14 or more days late the tenant can be charged interest as a default fee, but this cannot be more than 3% above the Bank of England base
rate for each day that the rent is outstanding. Termination fees - a reasonable cost in arranging the termination of the tenancy, and the loss to the landlord eg the rent due for the unexpired period. If the property can be re-let during the notice period, the landlord can only recover the rent actually lost
