Combloux doesn't shout for attention the way some Mont Blanc resorts do, which is exactly why people who know the area keep coming back to it.

This 3-bedroom chalet sits in a quiet, private setting with panoramic mountain views, within easy reach of Megève and the wider Évasion Mont-Blanc ski area.

At 187 sqm it's a proper family home, finished to a high standard while keeping the authentic Haute-Savoie character that gives Combloux its appeal.

✔ 3 bedrooms, 187 sqm of living space
✔ South-facing rooms throughout
✔ Open-plan kitchen, dining and lounge around a fireplace
✔ Mezzanine lounge, well-suited to a home office
✔ Large terrace with whirlpool bath and a landscaped garden
✔ Garage, indoor and outdoor parking, plus cellar space

💸 €995,000

The investment case is straightforward. It works as a permanent residence and as a high-end holiday rental, which gives an owner genuine flexibility rather than a property that only earns its keep for a few weeks a year.

Combloux's dual-season appeal, winter skiing alongside a busy green season of hiking and cycling, supports demand across the calendar, and well-located chalets in established Mont Blanc villages tend to hold their value.

If Combloux, or the Megève area more broadly, is on your radar, we'd be happy to share plans, pricing and current availability.

You don't need to be a Tour de France rider to take on the roads that made the race famous.

Every summer the pros tackle the legendary climbs of the French Alps, and every summer thousands of amateur riders follow the same hairpins, at their own pace. The good news is the Alps are built for cyclists of every ability, not just the ones in lycra and a team kit.

Cycling has quietly become one of the most important year-round draws in the French Alps.

A few of the climbs people travel for:

✔ Alpe d'Huez and its 21 iconic hairpin bends
✔ Col du Galibier, rising above 2,600m
✔ Col de la Madeleine, a serious rider's badge of honour
✔ The Maurienne Valley, often called the world's largest cycling area, with five legendary cols from a single base

And it's not all suffering up gradients. E-bikes have opened the mountains up to riders who'd never have tackled them before. Families ride the gentle lakeside paths around Lake Annecy. The trails around Les Gets and Morzine pull in mountain bikers from across Europe, with the ski lifts running all summer to carry you and your bike uphill.

Resorts like Les Gets and Morzine have invested heavily in summer infrastructure, running ski lifts for mountain bikers and building trail networks that pull riders from across Europe.

Why it matters for buyers: the growth of active-lifestyle tourism is strengthening demand for well-located alpine property, particularly in resorts with genuine dual-season appeal. Summer cycling, hiking and lake activities. Winter skiing. Quieter, value-rich shoulder seasons either side.

A property that earns its keep across the calendar is a very different proposition to one that only works 12 weeks a year.

Many owners started with a single cycling or ski holiday and a question about spending more time here. If the Alps are on your radar as both a lifestyle and an investment, we'd be happy to share what's available and where the year-round value sits.

Most Alpine property under €500,000 is a one or two-bed apartment. This is a 5-bedroom house, 290m² of building, with Lac Verney views and an unconverted attic still to make your own.

Set between Vaujany and Allemond, with two cable cars feeding into the 250km Alpe d'Huez ski domain just minutes by car (9 min from Vaujany, 7 min from the Eau d'Olle cable car in Allemond), this is the kind of property that rarely comes up in this part of Isère.

Built in 1978 and in good condition, with plenty of scope to add space and add value.

150m² is currently habitable but there's another 85m² in the basement and around 60m² in the attic with potential to convert. Plus, 2 south-facing balconies, a 35m² terrace with its own pond, and a spacious living room with fireplace.

✔ 5 bedrooms, 4 floors, 290m² total surface
✔ 150m² habitable + 85m² basement + 60m² attic to convert
✔ Lac Verney views, south-facing aspect
✔ 9 min by car to Vaujany, 7 min to Allemond cable car
✔ 250km Alpe d'Huez ski domain
✔ Two 20m² balconies and a 35m² terrace with pond
✔ Spacious living room with fireplace
✔ 2 indoor parking + 3 outdoor parking + 2 cellars
✔ Good condition, bags of potential to add value

📍 Why this area?
Vaujany and Allemond sit on the quieter side of the Alpe d'Huez domain, well away from the main resort but with two separate cable cars feeding straight into it. A working corner of Isère with lake views, mountain access in winter, and walking and biking country in summer. Property at this size and price point rarely comes up here.

Price: €495,000

Listings like this are rare in this area. If you'd like the full brochure or to arrange a visit, get in touch asap.

This is Saint Martin de Belleville. ❤️

If you only know Saint Martin under snow, this is what it looks like in June. A centuries-old Savoyarde village of stone and old wood at 1450m, surrounded by green meadows and walking trails, sitting quietly inside the 600km Trois Vallées, the largest linked ski area in the world.

That dual-season character is what makes Saint Martin different. Plenty of villages have this much charm but connect to nothing serious. Plenty of resorts have this much ski area on the doorstep but lost their character years ago. Saint Martin has held onto both, in winter and in summer.

In winter, the village lift connects you straight into Méribel, then on to Courchevel and Val Thorens. The whole Trois Vallées opens up from the front door without ever taking the car. In summer, the meadows in the we**am shots above turn into walking, mountain biking and trail running country, with hundreds of marked routes from the village.

And in any season, at the end of the day, you come back to a village that still feels like a village. Stone houses, narrow streets, a few good restaurants, a baker that knows what it's doing.

A few things worth knowing:

✔ Altitude: 1450m village base
✔ Ski domain: 600km Trois Vallées, the world's largest linked ski area
✔ Direct lift connection to Méribel, Courchevel and Val Thorens
✔ La Bouitte (3 Michelin stars) just outside the village
✔ Traditional Savoyarde character, lived in all year round
✔ Dual-season: skiing in winter, walking, biking and hiking in summer
✔ Quieter than its three valley neighbours, often a meaningful step down in price per m²
✔ Strong rental demand in both seasons
✔ St-Jean-de-Maurienne train station nearby (international from 2030)

For buyers, the case is simple. You get authentic village life and access to one of the world's premier ski areas in one purchase, with rental potential that runs all year, not just December to April.

We have a some fantastic properties available in Saint Martin right now, from prestigious resale chalets to new-builds under construction where the interior layouts can still be tailored to you. If you'd like a shortlist, get in touch..

Most chalets, you buy as you find them. This one you can still help design.
It's under construction right now in the centre of Saint Martin de Belleville - a 6 bedroom new-build chalet from one of the village's most respected developers.

335m² across three floors, just moments on foot from the village square and a short walk to the ski lifts.

The opportunity here is the timing. The structure is going up. Interior layouts and material choices are still open. That means you can shape this one to your family, your taste and how you actually use a mountain home, rather than inheriting decisions someone else made two years ago.

✔ 6 bedrooms including a dormitory suite
✔ 335m² across three levels
✔ Prime central location, short walk to the lifts
✔ Cathedral-ceiling living space opening onto a panoramic terrace
✔ Uninterrupted views of Le Cochet and the Encombres Valley
✔ Private wellness on the garden level: sauna, gym, cinema room
✔ Ski room and technical area
✔ Three-car private garage
✔ Balconies from every bedroom
✔ Bespoke interior layouts and finishes still available
✔ VAT recovery and reduced notary fees available

📍 Why Saint Martin de Belleville? A genuinely traditional Savoyarde village inside the 600km Trois Vallées (the world's largest linked ski area), with direct lift access to Méribel, Courchevel and Val Thorens. La Bouitte (3 Michelin stars) is on the doorstep.

New-build chalets in the village centre are rare, and ones you can still bespoke before completion are rarer still.

If you've ever talked about buying together with siblings, friends or grown-up children, this would make a perfect property choice!

A brand-new ski-in/ski-out complex of THREE luxury chalets in La Toussuire (Les Sybelles, 1750m), completed at the end of 2024 and being sold as one package. A 12-minute walk to the village centre, 750m² of habitable living space across the three chalets, and 2000m² of private grounds.

It also works as a turnkey rental cluster, with a shared pool, gym and communal garaging that single chalets in the resort can't offer.

✔ 3 brand-new luxury chalets, sold as one
✔ Ski-in / ski-out, 12 min walk to La Toussuire centre
✔ 1750m altitude, 310km Les Sybelles ski domain
✔ 750m² habitable, 1000m² total across the three chalets
✔ 2000m² of private grounds
✔ Communal swimming pool and fully equipped gym
✔ Vaulted ceilings in the living rooms
✔ Elevator connecting chalets to communal underground garaging
✔ 3 private cellars
✔ Completed end of 2024

📍 Why La Toussuire? Part of the 310km Les Sybelles domain (one of the largest linked ski areas in France) at a fraction of the price you'd pay for the equivalent in the Trois Vallées. Dual-season resort with strong summer programming, and Les Sybelles connects six villages so there's real variety on the mountain.

Price: €7,200,000 for the whole complex.

This one is rare. If you'd like a private viewing, video walkthrough or full plans, drop us a DM and we'll arrange it.

Valloire is probably the most underrated dual-season resort in the French Alps. Here’s why…

The Galibier Thabor ski domain on its doorstep runs to 160km, with 70% of slopes above 2000m and mostly north-facing aspects, so the snow holds even in warmer winters. From the village it’s 30 minutes by car to Orelle, and from Orelle the cable car climbs to Cime Caron at 3200m, opening up the full 600km of the Trois Vallées.

In summer Valloire becomes something different again. The Col du Galibier and Col du Télégraphe sit on its doorstep, making it one of the world’s most celebrated cycling destinations (you’ve seen them on the Tour). There’s also a serious mountain bike park, Via Ferrata routes, a small golf course and 52 restaurants in the village.

The combination is magic:

✔ Altitude: 1450m village base
✔ Ski domain: Galibier Thabor, 160km
✔ Snow record: 70% of slopes above 2000m, mostly north-facing
✔ Trois Vallées access: 30 min to Orelle, cable car up to 3200m
✔ Summer cycling: Col du Galibier and Col du Télégraphe
✔ Plus: mountain bike park, Via Ferrata, golf, 52 restaurants
✔ Character: a real Savoyarde village, not a purpose-built resort
✔ Travel: St-Jean-de-Maurienne train station (international from 2030)

For buyers, that combination is what makes Valloire interesting. A village that lives all year round, a ski area that holds its snow, and dual-season rental potential without the price tag of the headline Trois Vallées resorts.

If Valloire is on your radar, we’ve currently got a beautiful off-plan duplex in a boutique residence of just five apartments. We’d be glad to send you the details.

If you've ever ridden the Col du Galibier, you already know why Valloire is one of the most underrated villages in the French Alps.

This off-plan 5-bedroom duplex sits in the centre of the village in a boutique residence of just five apartments, with the gondola and piste arrival directly across the road. 180m² of interior, 23m² of private terraces, and a 25m² spa room of its own complete with whirlpool bath, hammam and shower.

✔ 5 bedrooms, 180m² duplex apartment
✔ Boutique residence of just 5 apartments in total
✔ Ski-in/ski-out (gondola and piste arrival across the road)
✔ South-facing with 23m² of terraces
✔ Private 25m² spa with whirlpool bath, hammam and shower
✔ Fully fitted kitchen and light-filled open-plan living
✔ Cave and parking included
✔ Built by a developer with a strong reputation in the village
✔ Classic freehold, no rental obligation
✔ 20% VAT reclaim available

Strong dual-season rental occupancy, no rental obligation, 20% VAT reclaim, and the new St-Jean-de-Maurienne international train station (under construction in the valley) will put Paris 3 hours and Milan 1 hour away by rail.

Buying in the Alps is about much more than skiing.

Yes, the snow is what draws many people in.

But for most owners, it’s everything around it that makes the decision feel worthwhile.

Long lunches on sunny terraces. Quiet village mornings. Local markets. Summer hikes. Road cycling over famous Tour de France climbs. Watching the seasons change from your own place in the mountains.

An Alpine property isn’t just for a few winter weeks.

It can become:
🌞 A summer escape from crowded beaches
🚴 A base for cycling, hiking and mountain adventures
❤️ A place to bring family and friends together
🏡 A home you look forward to returning to year after year

That’s why more buyers are focusing on dual-season resorts such as Valloire, Châtel, Samoëns, La Toussuire and Saint-Sorlin-d’Arves.

Because the best Alpine properties are not just about where you ski.

They’re about how you want to spend your time.

📩 If you’ve ever wondered what owning in the Alps could look like, we’d be delighted to help you explore the possibities.

Some chalets are built for ski trips. This one is built for a life in the mountains.
394m² across four floors in St Martin de Belleville, with a south-facing open-plan living floor, a master suite that takes the entire top floor to itself, and a private spa on the lower level.

It’s the kind of home that works equally well as a primary residence or a second one. Highlights include:

✔ 4 bedrooms, 315m² habitable across 394m² total
✔ Set over 4 floors
✔ Master suite on the top floor with bathroom, dressing area and mezzanine
✔ 3 bedrooms on the ground floor with direct garden access
✔ South-facing first floor with open-plan living and large entertaining balcony
✔ Cathedral ceiling and fireplace in the lounge
✔ Private spa with sauna and shower
✔ Ski room, garage, cellar and laundry room
✔ Private garden

📍 Why St Martin de Belleville? It sits right at the heart of the Trois Vallées (the world's largest linked ski area with over 600km of pistes), with direct lift access into Méribel, Val Thorens and Les Menuires.

The village itself has held onto a character that's harder to find in some of its bigger neighbours, with classic Savoyarde stone and wood, a working village atmosphere, and La Bouitte (a 3-Michelin-star restaurant) on the doorstep. Properties of this size and finish rarely come up here.

If a chalet of this calibre is what you've been waiting for, we'd be glad to arrange a private viewing or video walkthrough. Message us and we'll talk you through it.

We’ve popped the property link in the bio for you to take a closer look ⬇
