🏡 The property market is still moving.

It's just not moving at the pace we saw a few years ago.

Last week, 22,100 homes sold subject to contract across the UK. That's a little below the long-term average, but let's keep it in perspective...

More than 520,000 homes have sold subject to contract so far this year, which is actually ahead of where we were at the same point in 2024.

The bigger story right now is choice.

Nearly 747,000 homes are currently on the market across the UK, giving buyers more options than they've had for years.

And when buyers have choice, they compare harder.

They become more selective.

They negotiate more confidently.

The homes that are priced correctly and presented well are still selling.

The homes chasing yesterday's prices are often getting left behind.

The market isn't broken.

Around 22,100 homes sold subject to contract across the UK in Week 21, down from the previous week, but there's no surprise there. Late May Bank Holidays almost always create a temporary dip in activity.

The bigger story remains the same.

Buyers are still buying.

But they have more choice than they've had for years.

With stock levels remaining high, buyers are comparing more properties, negotiating harder and taking their time before making decisions.

The homes that are priced correctly and marketed well are still attracting strong interest.

It's easy to get caught up in the headlines at the moment.
