A bit of advice from today’s chaos… please avoid simultaneous exchange and completion wherever possible.

Today our sister company, Biltons Removals, was handling a move for a client in a property chain that was due to SIM β€” simultaneous exchange and completion on the same day. (Not a transaction of the estate agency)

Unfortunately, while two removal vans were fully loaded and clients were ready to move, the transaction collapsed due to a issue in the chain. Nobody completed. Everyone was left packed up, waiting around, stressed, and completely in limbo.

To put it bluntly β€” it’s been absolutely sh*t.

This is exactly why we always advise clients to exchange contracts at least ONE WEEK before completion wherever possible. That gap gives solicitors time to deal with unexpected issues before moving day arrives.
A few important tips:
β€’ Push your solicitor to exchange well before completion subject to the case being completely ready !
β€’ Avoid simultaneous exchange/completion unless absolutely necessary
β€’ Try to complete earlier in the week rather than on a Friday
β€’ If something goes wrong on a Friday, very little can be resolved over the weekend

Moving house is stressful enough without situations like this.

This is in no way a dig at any solicitor but it’s definitely useful to keep all the following things in mind and don’t agree anything unless they are ready

Day three and it’s safe to say the first two days have been tricky !

Top tip plan ahead

Book sites are you will end up with no where to stay like us πŸ˜‚

We also left the keys for the gas locker at home which meant we have no gas or electric hook up πŸ˜‚

Rolling with it and attempting to manage my stress levels

I also had a very very scary close call with a massive van which bombing on my electric bike not realising it was in fact a motor way road not bike path

I never seen Jonny so pale and scared! I am no longer allowed to lead the bike trips and have to follow behind πŸ˜‚
