The Myth: "If a property has been on the market for a long time, it must have a problem."

The Reality: There are plenty of reasons why a property might have been on the market for longer than expected. It could have been overpriced initially, poorly marketed, had a buyer fall through, or simply not yet found the right buyer.

And sometimes, the reason is much simpler - the seller may not be in a rush to move.

So before writing a property off because you've seen it on Rightmove for a while, look beyond the listing date.

The asking price, presentation, marketing and circumstances behind the sale can all tell you much more 🏡

The Reality: Not necessarily! 👀

When choosing between offers, the amount offered is important - but it’s not the only thing to consider.

A slightly lower offer from a buyer who is chain-free, has their mortgage agreed and is ready to move could potentially be a more straightforward sale than a higher offer from someone who still needs to sell their own property.
