Fat, oil and grease (commonly known as FOG) are one of the leading causes of blocked drains in homes and commercial properties across the UK.

Although pouring cooking oil or washing greasy pans down the sink may seem harmless, these substances cool and solidify inside pipework, gradually restricting the flow of wastewater πŸ”§

Left untreated, a build up of FOG can lead to blocked drains, unpleasant odours, slow draining sinks, overflowing waste pipes and in severe cases, costly damage to drainage systems.

Fire safety legislation has continued to evolve following the Grenfell Tower tragedy with significant changes now firmly embedded into UK law.

For landlords, Resident Management Companies (RMCs), Right to Manage (RTM) companies, freeholders and managing agents understanding these legal responsibilities is essential to protecting residents and remaining compliant.

While many of the key regulations came into force during 2023 they remain fully applicable in 2026 alongside wider duties introduced by the Building Safety Act 2022 and ongoing guidance from the Home Office.

Right to Manage is becoming easier. Taking responsibility for a building is not. Our Operations Director, Nathan H. has written for Property Soup about what happens after an RTM claim succeeds.

From the acquisition date the resident led company must arrange insurance, manage contracts, deal with TUPE transfers, communicate with residents and meet the same statutory building-safety duties as an institutional landlord.

Resident control can deliver real benefits, but volunteer directors need experienced professional support from the outset.

Two things are happening in leasehold at once, and they are moving at very different speeds. The first is that resident control is being actively encouraged. Since March 2025, changes under the Leasehold and Freehold Reform Act 2024 have made the Right to Manage considerably easier to exercise. The....

347 apartments. Five buildings. Two regions.

Leaseholders in control. We are delighted to see Horizon Management featured by News on the Block and Property Soup following our appointment across Millsands Riverside Exchange in Sheffield and East Float Quay in BirkenheadπŸ“

At Millsands our team managed the full statutory Right to Manage process for 168 apartments across Cracknell, Redgrave and Pinsent. We formed the RTM company, secured leaseholder participation, served the statutory notices and prepared the development for its management transition.

At East Float Quay, we supported leaseholders across Mill 1 and Mill 2, comprising a further 179 apartments and have now commenced management of the development.

Securing the Right to Manage is a significant achievement but it is only the beginning.
The real work lies in delivering a well planned transition putting the correct insurance and contracts in place supporting site staff and giving residents the transparent accountable management they voted for.

We are extremely proud of our team and grateful to the leaseholders and directors who trusted us to guide them through the process and manage their homes.

How often should you get a Reinstatement Cost Assessment? πŸ’πŸ“‹

Many property owners don’t realise that an out of date Reinstatement Cost Assessment (RCA) could leave them underinsured if they ever need to rebuild 🧱

The RICS recommendation is to review your reinstatement cost every 3 years or sooner if you’ve made significant changes to the property.

Watch to find out why keeping your rebuilding cost up to date matters!
