⚠️ Urgent reminder for landlords: the deadline is just days away. ⚠️

If you haven’t yet served the official Renters’ Rights Act Information Sheet to your tenants, you only have a few days left to do it before the 31st May deadline.

Failing to provide the correct document - and evidence that it was served properly - could lead to fines of up to £7,000 per tenancy under the new rules.

A few important reminders:
✔️ It must be the official government PDF
✔️ Sending a link alone is not enough
✔️ Keep proof of service
✔️ Every named tenant must receive it

With many landlords still unaware of the requirement, now is the time to double-check your compliance and avoid unnecessary penalties.

If you’re unsure what needs to be done, speak to your letting agent or property professional before the deadline arrives.

❓ How do I balance cost-effective repairs with keeping tenants happy?

It’s a question many landlords face - especially when maintenance costs continue to rise.

The reality is that delaying smaller repairs to save money can often lead to larger, more expensive problems later on. A minor leak, worn sealant, or faulty extractor fan may seem manageable at first, but left unresolved, they can quickly become costly issues.

At the same time, keeping tenants happy doesn’t mean saying yes to every expensive upgrade.

The best approach is usually:
✔️ Dealing with issues early
✔️ Using reliable, fairly priced contractors
✔️ Prioritising repairs that affect comfort and safety
✔️ Keeping communication clear throughout the process

In our experience, tenants are far more understanding when they feel listened to and kept informed.

Good property management is about finding the balance between protecting the property, controlling costs, and creating a positive rental experience for tenants.

🚨 The Renters’ Rights Act is now officially in force - and it brings some of the biggest changes the rental sector has seen in years.

From the end of Section 21 ‘no-fault’ evictions to rolling tenancies becoming standard, landlords across England now need to make sure they’re fully prepared for the new rules.

Some key changes include:
✔️ Abolition of fixed-term ASTs
✔️ New Section 8 possession rules
✔️ Restrictions around rent increases
✔️ New tenant information requirements
✔️ Greater protections for tenants with pets

Landlords who fail to stay compliant could face fines and unnecessary legal complications.

If you’re unsure what the changes mean for your property portfolio, now is the time to review your processes and tenancy agreements.

💡 Quick Tip for Landlords...

Keeping a clear record of maintenance and tenant communication makes day-to-day management much easier.

It helps you stay organised, track what’s been done, and gives you support if any issues come up later.

Simple habits lead to smoother management.

⚡ Landlords: Is your property’s EICR up to date?

An Electrical Installation Condition Report (EICR) is a legal requirement for private rental properties in England and must be carried out at least every 5 years.

It’s essentially an electrical safety check that helps identify:
✔ Faulty wiring
✔ Fire risks
✔ Potential electric shock hazards
✔ Outdated consumer units and circuits

If issues are found, landlords may need to complete remedial work within 28 days to remain compliant.

Aside from staying on the right side of regulations, regular EICRs help protect your tenants, your property, and your investment.

Keeping paperwork organised as a landlord isn’t just good practice anymore - it’s essential 📝

Recent reports have highlighted cases where landlords were fined after failing to provide required paperwork to local authorities. With the UK rental sector becoming increasingly regulated under the Renters’ Rights Act, missing documents, outdated records, or poor compliance processes could lead to costly penalties.

From tenancy agreements and safety certificates to prescribed information and tenant communication records, having everything properly documented can protect both landlords and tenants.

Good property management isn’t only about maintaining properties, it’s also about maintaining accurate, compliant records behind the scenes.

At Prop Home, we help landlords stay organised, compliant, and up to date with ever-changing legislation, so nothing important gets missed.
