This is what a solid BTL can do for you - when you take a long-term, strategic approach.

Let me break it down with real numbers from one of my own investments:

Property Purchased: July 2016
- Purchase Price: £150,000
- Initial Rent: £900pcm
- Interest Rate: 3% interest-only
- Cash Flow: ~£300pcm (self-managed)

Fast forward to 2025:
- Current Value: £245,000
- Current Rent: £1200pcm
- Fully Managed
- Cash Flow: ~£700pcm
- Refurb Spend (over the years): £10,000
- Refinanced Twice - pulled out 100% of my initial investment. Helped pay for wedding and medical bills
- New Interest Rate: 4.3%
- Current LTV: 64%

What does that mean in real terms?

- Rent has increased by 30% in under 5 years
- Property value has risen 80%
- Cash flow has grown by 33%, despite rising interest rates
- I've got zero personal capital left in the investment
- Gross yield on the original price is 11.3%

All while the property is fully managed - making it as hands-off as can be.

People think BTL is doesnt work anymore - but the numbers say otherwise, if you get thenfundamentals right:

- Rents often rise faster than mortgage rates over the long term
- LTV naturally decreases, boosting your equity
- Refinancing once (to pull your money back) keeps the model sustainable
- Just a few properties cash flowing £400-£500+ per month can be life-changing
You don't need 100 houses - you need a few, done right.

My approach is simple:

- I invest for long term near-passive income and prepared to wait for appreciation to do its thing.
- I buy solid, quality family homes that attract stable tenants
- I don't overleverage
- I increase rents sensibly. I'm not greedy.
- I ignore the hype and stick to the strategy

Property? Welcome to the Wild West. This is the only way to make sure you don't get robbed...

There are believed to be over 10,000 people claiming to be property sourcers, deal packagers, Portfolio Conseiages (the wording goes on) who claim to "help busy professionals invest in property"...

The vast majority of them...

- Are not known by HM Revenue & Customs (illegal)
- Are not known the Information Commissioner's Office(GDPR) (illegal)
- Publish projected returns (illegal - FCA regs)
- Do not have a clear pricing structure (poor practice)
- Don't live where they source (poor practice)
- Are s*** at what they do.

Why is this the case?

Because there is 0 quality control in the sector and teaching of poor, out of date and lead by 'property gurus' more interested in fleecing 300 of £3000 on a 3 day weekend course.

Most of the 10,000 are...

- side-hustling, dreaming of getting into property
- have 0 'skin in the game'
- are no more educated and qualified than the contents of said 3 day weekend course.

In other words...

- No knowledge
- No compliance
- No professionalism
- No clue

But they'll sell an investor the dream as they have been sold theirs by their 'guru'.

From Rundown to Remarkable... this is how to refurb...

Early last week I touched base again with Ben Pearson of PRISTINE BUILDING SOLUTIONS LTD and I was genuinely impressed with what he's achieved.

Converting an empty, unsafe 2-bed terrace into a
3-bed EcoHome with a B-rated EPC (87) certificate in less than 6 months...

The Numbers:
- Purchase Price: £67,000 (March 2025)
- Renovation Investment: £72,000
- October Valuation: £175,000 (could have been more!)
- Let within 1 WEEK at £995 PCM
- EPC Rating: B (that's exceptional from a 1900 Victorian)

Ben took a 2-bed end-of-terrace that most would've walked away from and transformed it into a 3-bed eco home that's now generating serious returns.

What Sets This Apart:

He didn't cut corners. Heat pump underfloor heating on BOTH floors. Solar panels generating income back to the National Grid on top of the rental yield.

Who doesnt like the idea of earning an extra month's rent every year in energy sell-back?

Yes, he spent a premium on the renovation - but that's what quality work looks like. That's what gets you an EPC A rating. That's what gets you £995 PCM tenants queuing up within a week.

This week’s biggest news… The two-pace market continues, as shown by the latest Zoopla data: price growth is far stronger in the North compared to the South. Prices may not be rising particularly fast anywhere, but sales activity is growing - which is good news.
