This is what a solid BTL can do for you - when you take a long-term, strategic approach.
Let me break it down with real numbers from one of my own investments:
Property Purchased: July 2016
- Purchase Price: £150,000
- Initial Rent: £900pcm
- Interest Rate: 3% interest-only
- Cash Flow: ~£300pcm (self-managed)
Fast forward to 2025:
- Current Value: £245,000
- Current Rent: £1200pcm
- Fully Managed
- Cash Flow: ~£700pcm
- Refurb Spend (over the years): £10,000
- Refinanced Twice - pulled out 100% of my initial investment. Helped pay for wedding and medical bills
- New Interest Rate: 4.3%
- Current LTV: 64%
What does that mean in real terms?
- Rent has increased by 30% in under 5 years
- Property value has risen 80%
- Cash flow has grown by 33%, despite rising interest rates
- I've got zero personal capital left in the investment
- Gross yield on the original price is 11.3%
All while the property is fully managed - making it as hands-off as can be.
People think BTL is doesnt work anymore - but the numbers say otherwise, if you get thenfundamentals right:
- Rents often rise faster than mortgage rates over the long term
- LTV naturally decreases, boosting your equity
- Refinancing once (to pull your money back) keeps the model sustainable
- Just a few properties cash flowing £400-£500+ per month can be life-changing
You don't need 100 houses - you need a few, done right.
My approach is simple:
- I invest for long term near-passive income and prepared to wait for appreciation to do its thing.
- I buy solid, quality family homes that attract stable tenants
- I don't overleverage
- I increase rents sensibly. I'm not greedy.
- I ignore the hype and stick to the strategy
