Featured project: A timber framed extension to a Grade 2 listed residential property. Our clients opted for ground screws and a timber framed build to extend a historic cruck cottage in Sheffield.

The ground screws provided a cost effective approach to foundations without the risk of damaging the existing building. A link corridor from the existing house was created using a raft foundation and a common wall plate design.

The extension was clad in a Shou Sugi Ban charred timber for the exterior cladding in order to provide a long lasting low maintenance finish. The veranda was given an oiled red cedar finish to create a stunning contrast which glows in the sun.

Assent Building Control (also known as Oculus Building Control) are in financial crisis and issuing mandatory cancellation notices on current applications.

If you receive a cancellation notice you will need to contact your Local Authority Building Control Office as soon as practical to organise alternative provision.

You will be taken on by your local Authority as Private firms cannot pick up a project once it has been cancelled.

Be aware that a regularisation fee will be charged by your alternative provider. At this stage it is unclear whether Assent will be issuing refunds for incomplete works packages.

Alternatively you may be able to submit for an application using the Planning Portal web site. Note that this may be easier than dealing directly with local Council departments. https://www.planningportal.co.uk/ or in some cases your LABC will not accept this.

You may be required to provide photographs and evidence of your progress and already completed works/inspections along with all drawings and calculations for steelwork. The councils will more than likely require an initial visit to asses the current state of the project.

You will also need to provide the start date for the works as listed on your cancellation notice. This is to ensure your works are determined under the appropriate Approved Documents.

Each Local Authority will determine their requirements based on your individual project.

Just as an add on to this, Sheffield BC are quoting a wait time of upto 8 weeks for an inspection due to the volume of projects Assent has cancelled plus their usual work load.
