The UK's new Renters’ Rights Act is set to bring significant changes to the private rental sector. Fixed-term tenancies will be replaced with open-ended ones, and “no-fault” Section 21 evictions will be abolished. Rent increases will be limited to once a year through a formal process. Additionally, a national landlord register and stronger standards for rental homes are on the way.

These reforms aim to provide renters with more security and improve the quality of housing. However, they also raise important questions for landlords and agents regarding flexibility, workload, and the future of the rental market.
