ALL SYSTEMS GO!

With planning approval granted by North Norfolk District Council, and the eventual lifting by Sheringham Town Council (STC) of the Restrictive Covenant originally put in place by the landowner, Hollands Sheringham Ltd., for the future benefit of STC and the wider community should the site ever be specifically designated for housing use, the West Wood project is ready to move forward.

Our original plan called for 24 all-affordable homes, prioritised for people with proven familial, historical or employment links to the town and the immediate neighbouring parishes of Upper Sheringham and Beeston Regis. It also called for a specialist, modern 70-bed care home. All can now be delivered as promised. Work is scheduled to begin in late Summer 2022, on a 14 month build timetable.

We’d like to thank all those local people who supported us, in various ways, throughout this long and difficult journey, and hope that now, like us, you are proud to have been involved in doing your bit to help Sheringham.

NO NEWS IS…. NO NEWS!

With a final planning decision expected later this month, still no official confirmation from Sheringham Town Council (STC) as to whether or not it will sign the necessary agreement to remove the restrictive covenant that legally prevents construction of the much-needed, 24 all-affordable homes on the West Wood site.

STC opted to consider the landowner’s, Hollands Sheringham Ltd (HSL), proposal in a series of Council discussions that, contrary to HSL’s wishes for full transparency, were closed to the press and public. Having, quite appropriately, taken their own independent legal advice, STC apparently supported the proposal, but no public confirmation has been forthcoming. Without the Agreement being in place, the entire West Wood project remains at risk of not happening.

As well as enabling delivery of the affordable homes, the Agreement will see STC benefit from a £300k windfall from the sale of the land, with the existing landowner (HSL) committing a further £300k from the sale of the site to be directed towards community programmes.

Update on the West Wood Project!

Agenda items for this evenings Sheringham Town Council (STC) meeting show it is to consider and decide upon relaxation of the restrictive covenant that it has over the land at Weybourne Road.

Although all 24 of the houses at West Wood project will be legally protected as affordable homes for local residents, STC still has to formally agree to lift the Covenant in order for the homes to be built.

In addition to enabling the plan to deliver 24 affordable homes and a 70-bed Care Home for the town, STC will also receive a financial consideration of £300,000 from the landowner, to be used for community benefit. This will be matched by the landowner with the remaining proceeds from the sale of the housing land.

Want to know why we planted our woodland in straight lines?

While not part of the proposed planning application, the woodland scheme layout and ongoing maintenance programmes has been supported by Natural England and guided by expert advice from The Forestry Commission, The wide variety of indigenous trees will grow at differing rates, shapes, sizes and colours, . However hard we work at nurturing them there will inevitably be losses, which means that, as it matures, the final woodland will lose its current regimented look and develop a far more natural-looking profile.

We’ve had a lot of questions asking how we will ensure the affordable homes will be prioritised for local residents.

North Norfolk District Council set the housing policy for affordable homes in the District. In this specific case NNDC has agreed to recommend a hybrid policy that will prioritise housing applicants with a familial , historical or employment link to Sheringham, Beeston Regis and Upper Sheringham. This would be legally protected as part of the planning conditions.

So where is the West Wood site located?

The site sits adjacent to the new sports centre and allotments. Set inside the existing Town boundary, the site has been identified in North Norfolk District Council’s emerging Local Plan among its preferred options for future housing needs.

Once complete, the development, in its prime coastal setting, will be ideally situated for residents to access local amenities.
