A small but meaningful milestone for me: I’ve just received my first unsolicited review—and it’s from a fellow professional rather than a client.

Happy National Hair Day, 1st October 2024.

Please do not leave your notices to the last minute, whilst I will always do my utmost to speed the Party Wall process up, there are statutory time frames that I have no control over.

So unless you want me turning up with crazy hair because you left it last minute to get your Act together, make sure you leave plenty of time to deal with this small piece of legislation that is often overlooked.

As the days get shorter and autumn sets in, now is the perfect time to start planning your home extension!

🍁 But don’t forget one crucial step — the Party Wall etc. Act 1996! 📝

Before you get too far ahead, make sure you’ve given your neighbour's the required 1-2 months’ notice if your project involves a shared wall, boundary, or close proximity to their property. This ensures a smooth process and avoids any last-minute hiccups. 🚧

🔔 Key Dates:

Start planning NOW (1st October!) 🍂

Serve notice at least 1-2 months before you begin work! ⏳

Get your dream extension underway, but don’t skip the legalities. Your neighbour's (and future self) will thank you! 🙌

Don't forget your Party Wall agreement. It is a legal requirement to serve appropriate notice to all affected neighbours.

The tricky question of Consent to Party Wall Notices.

This is especially problematic when you get along with your neighbour as you do not want to cause any tensions by dissenting to a notice, bit often problems arise where consent was given and then damage has occurred, or the building was built closer to the boundary than you first thought.

If you think you would like to have an Award in place but don't want to burden your neighbour, you could choose to use an Agreed surveyor, this means just one surveyor undertaking the Schedule of Condition and Award, rather than 2 Surveyors.

If you choose to consent, you should consider having a Schedule of Condition undertaken of your property which will aid you both in determining whether damage has occurred to your property as a result of the works being undertaken.

In any instance, don't be afraid to pick up the phone and call us. We are happy to provide you with free guidance on a decision that works best for you and your neighbour, to help keep the peace for both parties.
