Poorly installed insulation in new build! …..saw this recently in a newly built barn. Size of roof simply isn’t big enough to install mineral insulation well - an awful job for anyone let alone being in a roof a child can barely fit into. All we need now is a few electricians and building surveyors 🤓 to crawl all over it to make it really bad!!. A different method should have been adopted similar to the sloping ceilings. Yet another example of why better design and planning is required if we are to properly insulate both new and existing buildings.

These images show the importance of commissioning a Level 3 building survey prior to purchase. In this instance my client purchased a Victorian terrace without a survey and then found damp along the walls. We surveyed roof with our drone which was his initial concern. Roof is very poor, but widespread rising damp noted to several walls which is unrelated to roof. We also noted that there are old asbestos cement floor tiles. Fantastic day for a Condition Survey for a client who is leasing this industrial unit. Preparing a photographic Schedule of Condition is so important as all leases require tenants to “put and keep the property in good repair” or words to that effect so if not careful tenants can take on liabilities for backlog maintenance. Chief amongst these is painting of cladding (roof and walls) which are covered by separate covenant so always get a condition survey otherwise the landlord may serve a large dilapidations claim at lease end! schedulesofcondition

New Medici Housing Policy - Just heard Michael Gove’s new housing policy announcement. Looking to emulate Nash housing and Medici renaissance!!!! Need to stop developers building utter rubbish first. Do agree with point on housing density. Why don’t we build more terraces? These have served us and the rest of the world well. Example of solar optimisation! So I have just come back from meeting. Sun has been shining and all the extra power has been exported to grid. Arghhh. Car has now been plugged into the Zappi charger on eco + setting so any excess power is detected by a CT clamp monitoring the incoming and outgoing power and diverted to the car charger. Solar panels after 1 year - We installed solar panels just over 12 months ago and results are in! Alas it has taken 12 months for eon to fit a smart meter 🤬 so of the energy generated it is less clear how much was consumed and how much exported back to grid. Probably only 50% consumed so eon got all that electricity for nothing! System is now fully optimised and with an electric car drawing the excess power this will rise significantly. More to follow!

Hooray. New consumer guidance just published by RICS on use of sprayed foam insulation but is it enough???

Yes and no….

Recommendation is to obtain independent advice from a Chartered Building Surveyor or member of PCA before making any commitment but most if not all surveyors will not recommend use of foam.!!!

This is a huge miss selling scandal targeted at the elderly more vulnerable members of society. It costs way way more than mineral wool, can damage your property and will affect mortgage ability of your home so AVOID.

In the examples below the home owners paid £5,000+ when some mineral wool would only have cost £1,000.

Will guide help stop this outrage? No, but it will have a better chance if we all hear of this and make sure our loved ones don’t get caught up by these rouges.

Recent refurbished 1970’s industrial unit in Telford. Looks great but roof is another matter. This neatly illustrates importance of accessing the roof as part of any survey. This was for an incoming tenant and the preparation of a schedule of condition which will help the tenant limit his repairing liability for dilapidations under the lease.

We have just been appointed to undertake this Photographic Schedule of Condition and drone survey of the roof covering to a 1970's industrial unit at Halesfield in Telford.

Drone surveys are great where access is problematic, but they do have their drawbacks. Nothing quite replaces a physical inspection where you can view up close and touch & feel a material.
