The introduction of the Renters’ Rights Act brings with it a series of new legal obligations, substantial financial penalties, and increased scrutiny on landlords — particularly those operating on a Let Only basis without ongoing professional support.
⚠️ Rental bidding and accepting over-asking price offers May 1, 2026. Up to a £7,000 fine
⚠️ Discrimination against tenants with children or on benefits May 1, 2026. Up to a £7,000 fine
⚠️ Misuse of possession grounds May 1, 2026. Up to a £40,000 fine
⚠️ Re-letting or re-marketing within the 12-month “no-let” period May 1, 2026. Fines start at about £25,000, rising to £40,000
