🐾 Tenants’ Right to Have Pets – From 1 May 2026

The Renters’ Rights Act gives tenants in the private rented sector the right to request a pet. Landlords cannot unreasonably refuse and must consider each request individually.

• Tenants must make their request in writing, including details of the pet.
• Landlords have 28 days to respond in writing.

💷 New Rent Increase Rules Are Now in Force – What Landlords Need to Know

The Renters’ Rights Act 2025 has introduced major changes to how and when landlords can increase rent in England.

From now on, landlords can only increase rent once every 12 months using the official Section 13 process.

🏡 What’s changed?
✅ Rent can only be increased once per year
✅ Rent increases cannot take place during the first 12 months of a tenancy
✅ All increases must be served using the new official notice procedure
✅ Tenants must receive at least two months’ notice

⚠️ Existing tenancy clauses that automatically increase rent are now unenforceable.

Under the new rules, any proposed increase must reflect the open market rental value of the property. If tenants believe the increase is too high, they can challenge it through the First-tier Tribunal.

🚫 Landlords can no longer:
❌ Increase rent multiple times per year
❌ Rely on old rent review clauses
❌ Introduce informal rent increases outside the legal process
