Agreed a sale? Here’s how to keep it moving.

Sold subject to contract is not the same as sold.

Around Solihull, many sales are part of a chain. A first-time buyer in Shirley might be buying from a family moving to Dorridge, who are then buying from someone downsizing in Balsall Common.

Every link in that chain is another place where things can slow down.

So what can you do as a seller?

Get your paperwork completed and returned as quickly as possible. Property information forms, fixtures and fittings forms and anything else your solicitor needs can all help get things moving early.

Respond to solicitor enquiries promptly. The quicker questions are answered, the less chance there is of unnecessary delays building up.

And most importantly, make sure someone is actively progressing the sale.

Regular contact with solicitors, buyers and other agents in the chain can make a huge difference. Problems are much easier to deal with when they are spotted early rather than weeks later.

I personally keep on top of the whole chain and chase progress as standard, right through from offer accepted to exchange and completion.

Every holiday, we make sure we visit Farmer Teds Shed to get a milkshake!

The kids absolutely love going and seeing the cows and the tractors, let alone being able to mix their own milkshake!
