Landlords, are you legally compliant? ....
Or are you blissfully unaware that you’re breaking the law.
By NOT having the following in place your breaking the law and making it impossible to serve an eviction notice.
1. Have you issued a how to rent guide?
2. Do you have a legally compliant assured short hold tenancy agreement (AST)
3. Right to rent - have you checked the residency status if your tenants?
4. Prescribed information - not provided? Good luck serving a section 21.
5. Energy Performance Certificate (EPC) - you can’t legally market a property without one
6. Gas safety certificate (CP12) - this must be renewed yearly.
7. Electrical safety certificate - new this year and an absolute must! You could face fines of up to £30k
8. Inventory - do you have an inventory of the property condition before your tenant moved in? If not, good luck trying to hold back any of the security deposit for repairs.
