🔹 With the onset of spring comes a wave of renewal with blooming flowers, longer days, and a fresh burst of energy that extends to the property market.

🔹 When it comes to selling a home, February and March stand out as the best months to list. Two thirds of homes listed for sale in February and March since 2012 have gone on to complete a sale, the most out of any month.

🔹 February and January also have the fastest average time to find a buyer at 51 days, with March and April following closely at 52 days.

🔹 In the year so far, the number of potential buyers contacting agents about homes for sale is 8% higher than last year, while the number of sales has jumped by 15%.

🔹 New Homes Week, launched by the HBF in 2005, is an annual celebration of the benefits of new build homes. The theme for this campaign is ‘Community’.

🔹 Home builders delivered around 226,000 homes last year, significantly contributing to economic activity across the UK: £8.6 billion in the South East, £6.3 billion in the East of England and £5 billion in the East Midlands.

🔹 New home developments contributed to £6.4 billion spending in local shops, helping support high streets, while £1.4 billion was allocated to infrastructure funding essential projects like roads, schools, and healthcare facilities to create thriving communities.

🔹 Meanwhile over £10 billion was invested in affordable housing last year, ensuring people have access to quality homes and strengthening communities.

It's Market Insights time 🏡⏱️

🔹 In 2023, there was a particularly strong presence of cash buyers (not requiring a mortgage): 34% of sales England and Wales were for cash, compared to 28%, the average for the 5 years prior to that. This trend has largely reversed in 2024, as mortgage rates started to come down and affordability started to improve, mortgages accounted for a higher proportion of sales (cash sales slipped to 31%).

🔹 This is another signal that the market was back to a more usual status quo in 2024, certainly for the second half. Expectations for 2025, with further interest rate falls expected and improvements in affordability as a result, then mortgages should continue to account for an increased proportion of sales.

🔹 A greater range of active buyers, should help drive the modest uplift in prices that is anticipated this year.
