What did we learn????
Even in a slow market, if the valuation is correct, if you are selective with your viewer, you can still put a deal together in 2 days.
You have herd me say over and over accurate, honest valuation (not I'm guessing there are 2 other agents going in so I will push the value to get the sale, I can always pressure them to reduce when no-one views after the first 2-4 weeks) is key in a tightening market.
A decent house, well priced and presented to it's best and a genuine family buyer who are organised and efficient and have put themselves in a position to offer. 'What will they take?" "The asking price, that's why we valued it at that figure." "Fair enough, we like it, we can afford that and we will be here for c.10 years"
