Renters’ Rights Act Update: New Rental Property Register

The Government has announced the introduction of a new ‘Register Your Rental Property’ service as part of the second phase of the Renters’ Rights Act.

The register will require landlords of assured and regulated tenancies to register themselves and each rental property, helping to improve transparency and demonstrate compliance with key obligations.

Registration will be introduced regionally from 15 December 2026, starting with the West Midlands. Each region will have a three-month registration period.

Landlords will need to provide property details and evidence of key safety requirements, including:
✓ Gas Safety Certificates
✓ Electrical Installation Condition Reports
✓ Energy Performance Certificates (EPCs)

A £65 registration fee will apply per property.

If you’re a landlord, now is a good time to start getting your property information and compliance documents together.

At Mundys, we’ll continue to keep our landlords updated as further details are released and provide practical guidance to help you prepare.

If you’re a self-managing landlord and would like some support, or you’re considering changing your managing agent, speak to our team on 01522 556099 to find out how we can help.

IS YOUR GARDEN READY FOR AUTUMN?

September is the perfect time to give your garden some attention — and if you’re thinking about selling your home, it’s also a great opportunity to make sure your outdoor space creates the right first impression.

A garden doesn’t need to be perfect, but a little time and effort can make a real difference when potential buyers arrive.

✓ Tidy borders and remove faded summer plants
✓ Mow and repair tired or patchy areas of lawn
✓ Trim overgrown shrubs and hedges
✓ Clear paths, patios and decking
✓ Add some seasonal colour with plants or spring bulbs
✓ Keep garden furniture and children’s toys neatly stored
✓ Clear gutters, drains and leaves before autumn weather arrives
✓ Make sure fences, gates and sheds are looking their best

Remember, your garden is often one of the first things buyers see when they view a property — so don't overlook the outside when preparing your home for sale.

Thinking of moving?

Taking care of those little jobs now could help your home make a stronger first impression when the time comes to put it on the market.

Read our latest blog for more September gardening tips and discover how a little preparation now can help you enjoy your garden this autumn — and potentially make your home more appealing to buyers.

September is a month of change in the garden. The days may still feel warm and bright, but there is a definite hint of autumn in the air. As summer flowers begin to fade and the evenings draw in, now is the perfect time to prepare your garden for the months ahead.
