I’ve always known agents do this, in fact, most agents locally do, but what I didn’t realise until recently is that many landlords had no idea they were being charged for it.

After reading this peice from LandlordZONE, it’s honestly frustrating to see how much these inflated “extras” are eating into landlords’ returns. We’re talking about things like:
Routine inspections.
Maintenance call-outs.
Compliance paperwork.
Contract renewals.
Contractor mark-ups.
All charged as extras by some agents… and that’s on top of a monthly management fee!
Let’s be clear, those aren’t “extras.” They are core parts of managing a property properly. If an agent is charging separately for them, they’re not managing, they’re monetising.
As A Letting Expert, I refuse to play that game. My management service includes what management is supposed to include. And when work needs doing, I don’t add hidden commissions or mark-ups onto contractor invoices, and I never will.
Why? Because your investment should benefit you, not pad an agent’s margin.
Transparency matters. Trust matters. Long-term results matter.
