Two offers, same house.

One was £10k higher. The seller didn’t take it and they were right not to 👀😬😬😬

The higher offer came from a buyer who needed a mortgage and hadn’t even sold their own place yet. The lower offer was a cash buyer, no chain, ready to move.

Here’s another thing about the “highest” offer: if someone offers more than a property’s realistically worth AND they need a mortgage, the lender’s own valuation can come in under that number. When that happens, the buyer has to find the shortfall, renegotiate….or the sale collapses. Weeks lost, back to square one.

A good offer isn’t just about the number. It’s chain-free buyers. Cash buyers, or people who’ve already sold. Proof of funds. A realistic price that a lender will actually back!!

The highest offer isn’t always the best one. The one most likely to actually complete is 🙏🏻👌🏻

Here’s what should actually happen when an agent comes round to value your home. If it’s not this, ask why 😬👀

They should be showing you comparables of homes that have actually sold, not just listed. Anyone can pull up ambitious asking prices. What matters is what’s genuinely gone through at completion.

They should walk your whole house, properly. Not a five minute glance and a number scribbled on a pad.

They should talk you through the contract, how it works, what you’re agreeing to, no glossing over the small print.

They should answer every question you’ve got, however basic it feels. If you’re made to feel silly for asking, that’s a red flag in itself!

They should explain the current market, what’s actually happening right now, not a generic script….and give you the reasoning behind the price they’re suggesting. Not just a number. The why behind the number.

They should be upfront about their stance on price reductions. When would they suggest one, and why. You want honesty here, not just what gets them the instruction 👌🏻

And they should explain how the office actually works day to day…who’s handling your viewings, who’s doing your sales progression, so you know your sale isn’t going to disappear into a black hole once it’s live.

Then you may be left with a brochure and your comparables, in hand, so you’ve actually got something to look back over.

That’s the standard.

Selling your home can feel overwhelming, but here’s a simple breakdown of the conveyancing process from a seller’s perspective 🏡✨

1. Instruction & Preparation
Once you’ve accepted an offer, you instruct your conveyancer. They’ll verify your identity, send you the initial paperwork and start preparing the contract pack, including the property information forms and any relevant documents needed for the sale.

2. Contract Pack & Enquiries
Your conveyancer will send the contract pack to the buyer’s solicitor. The buyer’s solicitor may then raise enquiries about the property or the information provided. Your conveyancer will work with you to provide the necessary answers and supporting documents, helping to keep the transaction moving forward.

3. Exchange of Contracts
Once all legal enquiries have been dealt with and both sides are ready to proceed, contracts can be exchanged. This is when the sale becomes legally binding, a completion date is agreed and both parties are committed to the transaction.

4. Completion
Completion is the final stage of the sale. The buyer’s funds are transferred to your conveyancer, the legal ownership of the property passes to the buyer and once completion is confirmed, the keys can be handed over 🎉🔑

Every sale is unique, but these are the key stages you’ll go through when selling your home. Working closely with your conveyancer and responding promptly to any requests can help keep everything progressing as smoothly as possible 🙏🏻
