As estate agents, we often don't appreciate the success we're delivering for our clients, because when you're dealing with the 'day to day' responsibilities of our industry (registering new applicants, dealing with incoming enquiries, arranging viewings, conducting viewings, arranging valuations, carrying out the valuations, negotiating offers, delivering prompt feedback, marketing updates, sales progression, chasing solicitors for updates, liaising with other estate agency colleagues involved in active chains, dealing with adverse surveys and delivering keys on completion day....to name but a few!!🤪🤪) you can lose sight of the 'results' of all this effort!!

To put that in perspective, in May we brought 14 properties to the market and we agreed sales on 11, from two bedroom apartments, to thatched cottages, to former public houses, three bedroom semi's, a couple of three bedroom detached and a 'fixer upper'!! This must be one of the most frequently asked questions at the moment, particularly in light of recent global events and the uncertainty of the increasing cost of living and mortgage rates rising as a result!! But, the honest answer is....It depends on what you're looking to do!!

What we mean by that is, if you're looking to buy, there's a decent amount of properties on the market and prices aren't really changing too much at the moment. so you've got some great properties to choose from!! If you're selling, then yes, you've got some additional competition to deal with, but as long as you're priced correctly, there's still a really good level of buyers out there to appeal to!! We've seen this reflected in the last few weeks worth of sales in particular, where across the last 11 sales (totaling £4,453,500 worth of property!!!) we've managed to achieve 97.5% of our seller's asking prices!! And this is across a range of values from £258,000 - £600,000, so a good cross section of the market is reflected here, although it's also fair to say that we could definitely do with the upper end of the market picking up some pace now as well please!!
