We have all heard stories about a bloke down the pub whose best mates great uncle who had insurance but y never paid out, but how true is that?

Quality protection providers have an outstanding record of settling claims with most paying out on around 96=98% of claims made. Aviva aloe in 2024 paid out over £1.89 billion, that's ever £5 million a day.

The Bank of England reduced their rates on Thursday but will this affect you?

This depends on what type of mortgage deal you are on. If you are on a tracker mortgage then rates WILL fall. If you are on a discount mortgage there is a good chance your mortgage will fall too although this is not guaranteed.

If you are in the process of buying a new property or remortgaging then any good mortgage broker will be checking to see if your chosen lender has any new and cheaper mortgages deals available. Switching deals is easy and typically takes around 24-48 hours

Sadly if you are on a fixed rate mortgage then your rate will not change but once your current deal runs out then hopefully you will be able to remortgage to a cheaper one.

To help you improve your EPC rating, here are some simple, affordable steps you can take.

1. Install LED Light Bulbs. Cost: Very low (£1–£5 per bulb)

2. Draught Proofing. Cost: £20–£100 depending on the size of the property

3. Add/Improve Loft Insulation. Cost: £100–£300
Loft insulation is one of the most cost-effective ways to improve energy efficiency, and it’s especially impactful if the property is previously under-insulated (this is typically less than 270mm of insulation).

4. Hot Water Tank Jacket. Cost: £20
Drastically reduces heat loss from uninsulated hot water cylinders.

5. Install Thermostatic Controls. Cost: ~£100–£200 (however, smart thermostats can cost more)

6. Pipe Insulation . Cost: £5–£20
It helps retain heat in hot water pipes, especially around boilers and airing cupboards. It's a small gain, but very cheap.

7. Service Your Boiler. Cost: £50–£100

8 . Add insulation Declarations. Cost: Free (just admin work)
If you've added insulation (walls, loft, etc.) but it's not reflected in your current EPC assessment, submit documentation to the assessor, as missing data will default to poor efficiency and bring down your property’s rating.
