Hello all! It’s been a while but we have been busy! 👋

Progress is not always in a straight line…

It’s been a while since we have posted but in that time, we have diversified and built in the background…and not posted about it! 😬 The cardinal sin…

So what have we been up to?

🧱Set up a large building company so we have our own build team 💪
🏡 Title merged & renovated a 6 bed HMO back to a 5 bed family home
🏠Added a BTL to the portfolio
📝 Project managed other investor portfolios
💰Onboarded and paid back private investor (Angel) finance
📑 Undertook feasibility studies for a tourism project

So what are the aims of 2026?

- Convert another HMO
- Add to the BTL portfolio
- Raise more private investor finance
- Grow the building company
- Increase cash flow

Last weekend, Team Elms proudly supported Chris at the Oulton Park Duathlon!

Knocking 5 mins off this time from last year, it was a good training/marker event for the Outlaw Half Ironman which Chris is doing in May🏊‍♂️🚴‍♂️🏃‍♂️

You may have seen earlier posts as to why we got into property investing and Chris is raising money for the charity, Headway.

It’s survey day today for the refinance of one of our properties.

Keeping everything crossed for the valuation coming in close to what we want 🤞

The weekend was spent sorting out these war wounds from our subsidence journey in December. A company called Geobear injected a resin which meant the building rose and moved causing additional movement to the finished plaster.

It’s now back to its former, glorious self!

We’ve had a few new followers recently so we thought it was time to re-introduce ourselves…

We are Chris and Becki and are behind Elms Property Design…so who does what?

Chris is front of house and the face of Elms. As a big people person who loves a chat with key and potential vendors, investors and JV partners, he loves all things property. As a part time plumber too, he knows exactly what’s required when it comes to refurbing a property. Chris has recently project managed a refurb for another investor too, bringing his key skills to help others. That’s for another post…

Becki is behind the scenes and the support for Elms. Liaising with solicitors and other stakeholders, responsible for paperwork, social media and keeping the strategy on track, she loves the Elms whiteboard! As a full time Project Manager, she likes to problem solve and is satisfied when things get over the line.

As partners in life, parenting and business, we certainly are a team. As sports people, we know the importance of communication and team work too.

It’s a good job we have a plumber within the ranks.

One of our rental properties has just had a vermin attack. 🐀

The school at the back of the house had a old outhouse knocked down where all the 🐀🐁obviously resided.

Chris got there within 30 mins of the call from the understandably erratic tenant with water pouring into the kitchen and also the thoughts of mice or rats in there.

Replaced the water hose that mucked 🐁 had chewed through, put mouse traps down and some poison bags, checked the cellar and outside for obvious entry points and made a plan with the tenants for next steps.

Vermin trouble isn’t in the AST but we did the work, had the outlay of mouse traps, poison and obviously the time spent at the property at no charge.
Wanted the tenants to feel comfortable at home knowing we had done what we could for now.

It didn’t stop them from buying a infrared camera and fitting it under the units so they could see what it was, whether 🐁 and 🐀.
