We’ve opened a bar! 🍻

After sitting empty for over a decade, our building on Tiviot Dale in Stockport has finally come back to life — and it's now pouring pints Thursday to Sunday, complete with a beer garden.

New Project!

It’s taken a while this one. The council suggested we purchase and develop the land nearly three years ago. We had given up on the idea and submitted planning for the property we already owned. Of course, at that point they finally decided to proceed with the sale of the vacant plot.

We are now planning to combine the two sites and hope to deliver 17 apartments with a mix of one and two beds to the centre of Stockport.

Sunny morning in Stockport looking out from where the new 4th Floor apartments are going to be. Great view down to the new interchange and Capital & Centric developments from here.

Internally we have more enabling works underway.The manifold has been installed for the 16 apartments and signed off by United Utilities. Electric connections next up.

We have recently agreed a lease with a supported living provider to take 7 apartments once completed. That leaves a further 9 apartments we would like to lease to a different provider, each group of flats will have their own access. Approved…..over two years later. The first application for the 4th floor at Graylaw House was submitted September 2022 so it was great to get this though finally.

The approval is for 4 apartments on a new additional 4th floor. They should make for quite unique apartments in the town centre, spacious living areas with bi-fold doors out onto large balconies overlooking the centre of redevelopment in Stockport with the new interchange and Capital & Centric Weir Mill conversion.

This takes the total number of apartments to 16 across three floors. We are looking for a supported living provider to work with on the finished development. If this is of interest to you or any of your contacts please do get in touch.

After getting some positive feedback from Stockport council on the Pre-App we are nearly ready to submit the full planning application on our newest site in the area.

The design is more developed now and gives a much better idea of what to expect from the finished project. I think it’ll be a really positive addition to the area and existing buildings.

The finished development will have a mix of two bed and one bed apartments, a three-bed town house and the existing commercial space will remain in place.

New project!

We're submitting our pre-app to Stockport council this week for our newest site.

The plan is to extend the existing commercial building, in keeping with its victorian style, to create additional residential space for a new 3-bed townhouse and 2 x 2-bed apartments.

Then on the car park, we are submitting planning for 4 x 2-bed apartments.

This is only early stages so there may be a few revisions to come, depending on the council's feedback. Hopefully the mix of commercial, residential and parking space gives us a good chance of achieving what we are aiming for - but we'll have to see what Stockport says.

Planning submission for the Stockport conversion/new build project on Tiviot Dale going in this month. This is a resubmission after feeback from the Pre-App advice we received from the council, we've altered some of the layouts but managed to keep the balconies for these town centre apartments. Really pleased with what has been achieved with the challenging space.

For the Quarry Street new build flats in Stalybridge we have asked for a material change to natural stone walls rather than the York Stone the council had originally specified. We'll be able to compliment the existing buildings with this development but at a more feasible cost.

Planning approved for 7 more apartments at Graylaw.

That's 12 approved across the 2nd and 3rd floor now. We are currently in discussions with local authorities and supported living providers to lease these properties when completed. If that's of interest to you or any of your contacts, feel free to get in touch.

Just waiting on a decision for the application of the additional 4th floor now. These will be for the private market. We've reduced the number of apartments to 4 to meet the conservation officers' concerns and created what would be some pretty impressive apartments in central Stockport. Large balconies with bi-folding doors letting plenty of light into the living areas. Decision date due end October.

Another informative day at .developersclub last week. Sharing ideas and resolving problems. Very inspiring to hear what everyone else is up to.

I've also been finding lots of potential deals coming from off-market at the moment. We are actively looking to add another project to the pipeline and work with equity providers to fund and profit-share on these projects.
