I just paid a builder deposit on a refurb that’s probably £10–15K more expensive than I think I could get it done for.

Sounds stupid.

But on larger projects, cheaper doesn’t always mean more profitable.

Recently we completed a refurb for around £19K using a builder plus a few individual trades.

And honestly, on smaller projects, that usually makes sense.

As a rough rule of thumb, once you get into the £10–15K refurb range, managing individual trades yourself can save a significant amount of money versus using a one-stop building team.

But on bigger projects, things change.

More moving parts.
More risk.
More delays if trades don’t turn up.
More bridging costs.
More lost rent.
More time managing problems.

Could I probably get this refurb done cheaper by managing all the trades myself?

Probably.

But I’ve done enough projects now to know there’s a massive difference between:

* a cheaper refurb
and
* a more profitable refurb.

Sometimes paying more for organisation, accountability, contracts, and speed is actually the better business decision.
