So the Swansea flats have been totally renovated, and turned into two, two bedroom flats.

But it means they’re a couple months longer wait until we can get going on them.

Still a building site, but it’s starting to look good and we can see everything coming together.

We should have them handed over, furnished, staged and ready for the end of November if all goes to plan 🎉🎉🎉

We’re currently in the process of taking on 2 new 2 bedroom flats.

This will be the first time we’ve furnished everything from scratch on these two so lots to think about and getting timings of everything correct.

Excited to transform these Swansea flats into something spectacular for serviced accommodation.

Just secured our first R2RSA property!

Its been a lot of work with little bits here and there that we have to think about.

Everything from sofa beds, to toilet rolls. Key safes to mayonnaise.

Its amazing the amount of detail you can go into. But now we have a system it will be more efficient for the next one.

Amazing growth and learning as we go.

And we couldn't have done it without the amazing team behind us on the ground in South Wales. (As we're doing this remotely from afar!)

We're ready to go live on Airbnb shortly but here's sneak peek of some of the pics.

JOURNEY UPDATE:

So the rent to rent SA deal we had fell through.

Why?

Because the rent on the deal package info was £100 less than what it actually was.

After a series of negotiations the landlady didn’t want to come down to a price that would have worked for us

👉🏼 Lessons learned:

➡️ Always check and double check the details. If something looks off get it checked straight away.

➡️ Second, if and landlady / lord hasn’t been through this process they can be expecting market rent for a property that would be fully managed, have no voids that they’d have to worry about, and they’d get a free refurb if needed and all maintenance taken care of.

With the rental market the way it is at the moment, it’s very easy to hit market rent and quickly.

Maybe even more.

However we know there’s landlords out there that don’t want the hassle of managing their property.

Don’t have the funds to do maintenance or refurb even though the property needs it.

But wants to keep the rental Income and run it as a truly passive asset.
