Since April 2023, it's been unlawful to *continue* letting a commercial property rated F or G — not just unlawful to grant a new one.
That distinction matters. A lot.
Many West Midlands commercial landlords still think the MEES rules only kick in when they sign a new lease. They don't. If your property has been sitting on an F or G rating for the past two years, you may already be in breach of the law — whether you've touched the lease or not.
Penalties can reach up to £150,000 on larger properties. And with EPC C proposed as the minimum standard by 2027, the window to act cost-effectively is narrowing.
