Pets and Renting just changed… and it’s a big one.

Under the new Renters Rights Act, tenants now have the legal right to request a pet in their rented home and landlords can no longer simply say “no pets” as a blanket rule. From 1 May 2026, requests must be considered fairly and individually.

So what does this mean in practice?

For tenants:
💛You must make your request in writing
💛 Include details about the pet
💛Wait for written consent before bringing the pet into the property

For landlords:
💛Requests cannot be unreasonably refused
💛 You will usually need to respond within 28 days
💛 Any refusal should be based on a genuine and reasonable reason such as lease restrictions, unsuitable property size or safety concerns

The process is becoming far more structured, meaning clear communication and proper documentation are more important than ever for everyone involved.

Pets are part of the family for many people, but protecting properties also matters. The key going forward will be balance, sensible conversations and good management from the very start of the tenancy.
