This is a big shift and most landlords still are not ready for it.

From May 2026 the “no reason needed” route is gone. Every eviction will need a valid ground and proper evidence behind it.

After 14 years working on both sides of disrepair and compliance, I can tell you the real risk is not the eviction. It is everything leading up to it.

Poor inspections, missing records, unclear repair history. That is exactly where landlords get caught out and where claims start.

AI is starting to play a bigger role in property management, and in many ways that’s a good thing.

It can respond to tenant messages, organise appointments, keep communication flowing and take a lot of the day to day admin off your plate. Used properly, it can make things feel quicker and more efficient.

But property management isn’t just administration.

It involves judgement, responsibility, real world decision making and understanding risk. That’s where AI starts to show its limits.

It can’t physically respond to an emergency, it can’t make a property safe, it can’t coordinate urgent works in real time and it can’t take responsibility if something goes wrong.

And that matters, because a property issue isn’t always just a task. Sometimes it’s a safety concern, a legal risk or a situation that needs immediate action.

That’s the difference.

AI helps manage communication. Unity helps manage responsibility.

Damp and mould is not always condensation

One of the most common misconceptions in property maintenance is that damp and mould are always caused by condensation.

In reality, there can be several different causes. Moisture can enter a property through penetrating damp from defective gutters, roofs or pointing. It can also be caused by cold bridging where insulation is missing or inadequate, plumbing leaks hidden within walls or floors, or external defects such as failed render. In some cases condensation related to ventilation and heating patterns is the cause, but it is not the only possibility.

The correct repair depends on identifying the actual source of moisture. Treating every case as condensation can lead to repeated mould cleaning or ventilation installations while the underlying issue remains unresolved.

Understanding how moisture moves through a building is key to resolving damp problems properly.
