🏡👀 Viewing a house? It is easy to focus on how it looks, but some of the most important things can be easily missed.
Once the first impression has settled, it is worth looking beyond the décor and thinking about how the property would actually work day to day.
🔍 Look past the décor
Paint colours and flooring can be changed. Room sizes, layout, natural light, parking, garden space and location are much harder to alter.
👀 Take time to look properly
Check walls, ceilings, floors and windows. Look for staining, condensation or anything else that raises a question. Musty smells and unusual noise are worth noting too.
🔌 Think practically
Is there enough storage? Where is the boiler? Are there enough sockets? Is there space for coats, shoes and bikes? A tape measure can be surprisingly useful too.
🌸 Don't forget outside
Look at the roof, gutters, brickwork and garden. Consider privacy, sunlight and how much maintenance the outside space might need.
🚗 Check the parking
Establish exactly what comes with the property. If parking is on the road, returning at a busier time can give a much clearer picture.
📍 Think about location
A kitchen can be replaced. The location cannot. Consider commuting, schools, shops, public transport, road noise and everyday convenience.
🕐 View it again
If a property becomes a serious contender, a second viewing at a different time of day can reveal more about light, traffic, parking and noise.
