Daniel Davies will be joining us at April's meet to tell us all about his experiences as a property investor and how he created a multi-million pound property portfolio.

Over a decade of experience in buy to lets and self builds (including commercial and residential), single and multi-unit blocks; as well as being competent in multiple aspects of construction, enables his effective management of a project to achieve his vision. Some of his projects have also been featured on the TV show “homes under the hammer”

By targeting various avenues to source his investments, the concentration is primarily on properties that may normally be un-mortgageable or are problematic. This is where many people may not feel comfortable tackling these opportunities. These types of projects have achieved exceptional results for Daniel. Find out how, here.

NEXT PROJECT 💥

A month ago we purchased a chapel and this 3 bed terrace on the same day 💒 🏡

This was an off market deal and will be completely hands off. It will go back to brick and I can’t wait to see the end result. 🔨 🧰

I will only be popping in to check on progress and ensure the end high finish is achieved. 🎨

COMPLETION DAY!!! 💥

Yesterday was a big day for us. 🔥
We completed on….. not 1 but 2 properties!!! 🙂

The first is this beautiful chapel ⛪️that when we picked the keys up, we couldn’t wait to plan our what we are going to do with it! 📄

As you can see from the photos there’s lots of amazing features that we would like to retain, as much as possible.

It was just over a year ago that this deal came our way and it feels so good to finally have the keys🔑

A CURSE OR A BLESSING?

We can never seem to finish a project without already having tenants lined up and waiting! ⏰

This great 6 bed HMO 🛌 now has to have one last push to get it ready.

Cleaners are due Monday 🧽 so before they arrive we need all the last finishing touches in place, dressed and photographed 📸

If there’s one thing we are great at is working to a deadline 🥇

We find that if your advertising is on point and the property has a good quality finish then potential tenants will see past the mess and be eager to make this place their own!

We have more projects on the go too! 🏡🏠🗺

ANOTHER COMPLETION🥳🙌🏼

📻We’ve been radio silent lately, busy keeping our head down finishing projects and filling rooms. There are a tonne of updates, but this one has taken 7 months to get over the line and so worth a mention.

Last November we completed on our first purchase as a company, and to mark one year - last week we finally completed on a multi unit block🥳 It took some legendary skills to keep it moving forward with the delays and hurdles. And a very patient vendor who’s been a delight to deal with.

It has been one year since we set up our company Daleva Property Group, until now we hadn’t even stopped to think about what we had managed to acquire⚡️:

28 lettable rooms
1 BTL [1 bed to a two bed]
2 x 5 Bed HMOs
2 x 6 Bed HMOs
1 mixed use commercial and 3 flats

💥This equates to:

£1m+ worth of property in our name
£10k+ per month rental income

But also working extremely hard.
Meeting so many wonderful Landlord’s, investors and vendors along the way.
And best of all, taking ownership of every step. There are so many moving parts in the process of acquisition, development and management. We are completely in control of every step and it is so rewarding to be able to do this. Now coming to the end of the year, it’s time to start planning out how to scale. And at last we celebrate🍾🥂

I love systems and I love keeping things clean and organised.
First job this morning was to set up a bunch of keys for us and also sets for tenants. 🧍🏽‍♀️🧍🏻🧍🏼‍♂️🧍🏻🧍🏽‍♀️🧍🏻‍♀️

With 6 tenants moving into a great HMO on Monday I want to ensure the process is organised and efficient

I would love a master key system 🔑 but with the amount of properties we have already there’s a big upfront cost. 💰

Until then a simple key coded system works just fine!

How time flies! ⏰ ✈️

A year ago we created Daleva Property Group!

There has been so much progress in that time, so much in fact that I need to look back at all the projects to appreciate what we have achieved. 💥

With multiple projects on the go continuously, it’s always great to step back and celebrate when we can! 🍾

There are so many contractors working on different sites with a stream of materials required to keep the process running smooth.

Another HMO getting close to completion!! 💥

Painting has started and it’s great to see colours going onto the walls! 🎨

During this time it’s hard to get contractors, as they are all booked up way in advance.
Knowing this we have lined up people way into the future not just for this project, but also for ones we haven’t even completed on yet ⏰

It’s so important to plan ahead to ensure there are no delays!

As usual tenants are lining up so there’s always a deadline 🙋‍♂️ 🙋🏽‍♀️

FINISHED 🪧🥂

We have been working so full on trying to get this one finished in time for the move ins! It is now FINALLY complete🙌🏼 we’re so going to enjoy the next few days off☀️

As usual, things don’t always go to plan. The painters let us down after a days worth of work so time was lost trying to organise some help. We were very fortunate to have a bunch of helping hands last minute, but couldn’t get away without doing some work ourselves.

One of our amazing tenants from another HMO came by to help us with final touches too✌🏼don’t know how we would’ve pulled it off without all the help we had! This is such an all round good deal, with good tenants and very good vibes🏡

GREAT EVENING hosted by & with as a guest speaker and a room full of great property people!

Market trends update on legislation, inflation and motivation by John; mortgage product update by Jordan - Mortgage Lane; some very interesting bits on mindset and NLP by Mike and finally Dan’s commercial conversion presentation.

Thoroughly enjoyed the evening and must say we have such a good crowd here!
