We made a £114,000 profit without having to do any renovation work.

5 New Road in Chisledon, Swindon was purchased in October 2021 for £220,000 and was placed in auction almost immediately for a quick turnaround.

It sold 4 months later for £352,000, making a profit of £114,000 and ROI of 47%. ⏳

We purchased The Limes, an amazing Grade II listed old school in the heart of Stratton Swindon, with the aim of gaining planning permission and building new units within the grounds.

After 18 months of planning and three revisions of drawings, we managed to secure permission for five new buildings and a beautiful conversion of the old listed house. Originally the plan was to build the project out, however, a buyer offered us a deal we could not refuse.

Here are the figures;

Purchase Price - £420k
Costs and Planning - £64k
Selling Price - £750k + 25% overage.
Profit after 18 months - £266k

**Big Announcement**

Can finally confirm the sale between myself and Swindon Borough Council has been agreed for the Old Museum in Swindon. I’m looking forward to regenerating the site with restaurants, cafes and retail space. It’s a big one and I’m super excited to take this project on! [BEFORE AND AFTER] Out with the old, in with the new!

23 at the time of this project, I wanted everything new! The door was rotten, warped, old and rubbish. My thinking … replace it with a new one. WRONG!

Big thank you to Mrs R for influencing me to restore and pick the colour. And a massive thanks to my Dad for actually taking the time to replace the rotten sections.

I probably have an unfair advantage with this decision because I got to use Mrs R’s extensive knowledge in restorations and cost savings. Then my dad with free labour! So BIG thank to both of you! This is where experience, knowledge and dare I say it….. ‘age’ trumps! 😝🤪

[BEFORE AND AFTER] Croft Road …. The one that got away! Purchased 10th April and Sold on 10th April the following year 😝!
It was my largest project at the time, one that almost financial broke me, one that mentally
challenged me but still to this day I wish I didn’t sell it. Is this because I put my life into the
project – What do you reckon?
Purchased the project with bridging finance and used my own funds with investor funds to complete the renovation. Thank you to all those involved from start to finish (You know who you are) – Wouldn’t have completed without you!... (no really 🥴)
Here are the figures for Croft Road;
Purchase Price £360k
Sold For: £680k
Refurbishment and Costs: £220k
Over the coming weeks, I plan on sharing a series of before and after photos of the project
