Landlords, there’s another important date for your diary 🏠

New details have now been confirmed for the national landlord database, officially called the ‘Register your rental property’ service.

The rollout starts right here in the West Midlands on 15 December 2026, with landlords in the region given three months to register.

Registration will be a legal requirement and will cost £65 per property, per year.

You’ll need to provide information about yourself, your property and tenancy, along with details relating to things such as gas and electrical safety and the property’s EPC.

📅 West Midlands registration opens: 15 December 2026
📅 Deadline: 14 March 2027
💷 Cost: £65 per property, per year

The database forms part of the next phase of the Renters’ Rights reforms, so if you’re a landlord, now is a good time to make sure your property information and compliance documents are up to date.

We'll say it - the vast majority of tenants are fantastic.

In our experience, most tenants look after their homes, pay their rent, and have a great relationship with their landlord!

The debate around tenant and landlord databases isn't about those people.

It's about the small minority of cases where landlords are left with significant damage, anti-social behaviour or lengthy legal processes. Many landlords feel that, when these situations do arise, the law can make it very difficult to resolve them.

One of the biggest concerns landlords have raised about the proposed landlord database is this...

If landlords are expected to demonstrate their compliance, should there also be a way to identify genuinely problematic tenants?

The reality is that being a "poor tenant" isn't always about rent arrears.

Credit checks can highlight County Court Judgments for unpaid debts, but they won't necessarily show issues like repeated anti-social behaviour, damage to a property, or tenants who consistently leave landlords facing costly deposit disputes. In some cases, a landlord may even provide a positive reference simply to move a difficult tenant on.

It's a complex topic, and one that's generating plenty of debate as the Renters' Rights Bill progresses.

Section 24 has certainly made life more expensive for many landlords, alongside higher mortgage rates and increased stamp duty on investment properties...

However, in our experience, the biggest driver behind today's rental prices is much simpler: demand is far outweighing supply. With too few rental homes available and lots of tenants competing for them, market rents have naturally been pushed higher.

That's not to say rising costs haven't had an impact, but the shortage of available homes is, in our view, the biggest factor affecting rents today.
