There’s been a lot of confusion around the new Renters Rights changes… especially when it comes to the information leaflet landlords need to provide. 🏡

So here’s a little clarification from us 👇

At the moment, the leaflet only applies to tenants already on an AST - Assured Shorthold Tenancy.

If a tenant is moving onto one of the new periodic tenancies moving forward, you currently do not need to issue the leaflet in the same way.

A lot of people assumed this would replace the How to Rent guide completely, but the guidance around it has definitely caused a few question marks across the industry!

As always, we’d recommend keeping up to date with the latest guidance as things continue to evolve over the coming months.

Quick reminder for landlords… the end of May deadline is approaching.

If you have existing tenants, you need to make sure the updated tenant information form has been issued before the end of the month (and keep proof they've recieved it!)

This isn’t just a formality… it’s now part of your compliance under the Renters Reform Bill changes.

Miss it, and it could come back to bite you later. You may not be able to serve valid notice, and if things ever escalate, it can delay the process at exactly the wrong time.

If you haven’t done it yet, now’s the time to check your tenancies and get it sent over.

Better to get it sorted now than deal with issues later.

There’s been a lot of noise around EPC ratings… but what’s actually happening?

We’ve all heard about minimum EPC C requirements for rental properties, originally talked about for 2028… but that timeline has already been pushed back, with 2030 now being the more likely date (if it comes in at all).

So what does that mean for landlords right now?

Even without a firm deadline, EPC ratings are still having a real impact.
Lenders are already offering better rates on properties with a C rating, which is why so many landlords are now asking how they can improve their properties ahead of time.

And this is where it gets tricky…

Upgrading older properties, especially those with traditional gas heating, can be expensive. Options like heat pumps and solar can help, but they come with significant upfront costs, even with grants available.

When it comes to rent arrears, there’s a big difference between a tenant being late… and actually being in arrears.

If rent is due on the 1st and paid on the 3rd, the tenant is technically in arrears… but only by a couple of days.

Where it really matters is when arrears build up to the equivalent of 2 months’ rent or more, which is when landlords may be able to take legal action.

And this is where it can get tricky… because even small payments can bring the total owed back below that threshold, delaying the process.

It’s one of those areas where the wording really matters, and getting it wrong can cost you time.

If you’re unsure where you stand, it’s always worth checking before taking action.
