♻️ The impact that we have on the environment has become a much more prominent conversation over the last 5-10 years.
Not only is it a collective effort from everyone to reduce our carbon emissions, but having an efficient home also saves money… Which is always nice right?

EPC's - Energy Performance Certificates - are exactly that. A certificate, outlining the energy efficiency of your home. Understanding EPCs can provide you with important and valuable information with respect to properties you are considering buying or selling.

The EPC will, of course, outline the energy performance of your home; but it will also include with an Environmental Impact Report. Estimating the energy usage, carbon dioxide emissions, lighting, heating and hot water costs per annum.

It can also provide advice on areas of potential improvement, the costs to carry out those changes, together with the potential monetary savings that could result.

All very useful stuff; designed to help you, whether selling, and need to know of potential repairs that need to be made. Or, if you are purchasing the property and want to understand how much your new home will cost you, along with the impact that will have on the environment.

With a bespoke online portal, and 24/7 updates, you can check in on your case at every step of the process. Whether it is an update on the booking of an appointment, the name of the surveyor, or the completed report. Our online portal is the place to go!

Electrical Reports 🔋🔌

Along with the other specialist reports that are on offer, one of the most common things that gets raised from a Home Survey Level 2 or Level 3 Survey is the electrics.
Within the report, the surveyor will usually rate these as a grade 3, and advise that you seek specialist assistance. This is due to the fact that the Surveyors are NOT electricians, and therefore are unable to assess the condition or working order of the electrics...

Home Services Reports 🚰💡

When having a survey done, you will instruct a RICS Chartered Surveyor. Unfortunately, for the most part, these Chartered Surveyors are NOT Gas Safe Registered or qualified electricians…
While we can undertake a visual inspection of the services in the property, we are unable to test these to ensure they are working sufficiently.
It is here that your surveyor will recommend that you get a specialist in to assess the condition of said services.

iMyHome have access to a national panel of specialists across the UK and so if you are in need of a more detailed inspection of the services in your new home, iMyHome are here to help!

Asbestos - It's a pretty nasty substance, and while it is now known to be dangerous. It was extreemly common from the 1930's all the way to mid 1980's! That is a lot of houses where it could be present.
Your surveyor should be able to advsie on potential risks and concerns surounding asbestos, however, due to the surveyor not being able to take samples, it is often difficult to verify... That is where the Asbestos Report comes in.

The Asbestos Report will be based on the findings of a surface sampling survey which reports on all materials present, with samples taken for laboratory testing of any items that may contain asbestos. These reports may be restricted to certain areas or whole property inspections. In addition, the report will provide an estimate for the removal of asbestos by an appropriately qualified company.

Japanese Knotw**d (Fallopia japonica) is a w**d that spreads rapidly. In winter, the plant dies back to ground level, but by early summer, the bamboo-like stems emerge from roots deep beneath the ground and can grow to over 2.1m (7ft), suppressing all other plant growth.
Eradication can be extremely difficult by hand or with chemicals. Mortgage lenders can be very particular about lending against properties while Japanese Knotw**d is present... So it is defiantly worth making sure that your new dream home isn't going to be affected!

While the RICS Home Survey Level 2 and 3 will be able to advise on the presence of Japanese Knotw**d by a visual assesment. You may be advised to engage with a specialist in order to ensure it is not going to be detrimental to both the structural integrity of the property, but also the property value.

The Last thing that you want to happen is to move into your new home and discover that there are problems with the drains... Whether it is a simple blockage, or something a little more serious...
